Si tratta di 7,7 milioni di franchi svizzeri o 4,6% in meno rispetto allo stesso periodo dell'anno precedente (167,4 milioni di franchi svizzeri). Secondo la societ\u00e0 immobiliare, il calo \u00e8 dovuto a effetti positivi una tantum nel periodo precedente: lo storno delle imposte differite dovuto alla riduzione delle aliquote dell'imposta sul reddito in vari cantoni ha avuto un effetto positivo di 22,1 milioni sull'utile al netto delle plusvalenze\/perdite sugli investimenti immobiliari nell'anno precedente. L'utile per azione, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 stato di 3,48 franchi (anno precedente: 3,65 franchi).<\/p>\n<p>Secondo PSP Swiss Property, le entrate immobiliari sono aumentate di 4,2 milioni a 221,2 milioni (anno precedente: 217,0 milioni), sebbene nel periodo in esame siano state riconosciute rinunce all'affitto per 2,8 milioni in relazione alla serrata. I ricavi dalla vendita di condomini e progetti sono aumentati di 1,7 milioni, raggiungendo 11,1 milioni (anno precedente: 9,4 milioni). Gli incassi degli affitti sono stati pari a 98% nel terzo trimestre, dopo i 94% del secondo trimestre. I crediti di affitto in sospeso dovuti al blocco ammontano a 4,7 milioni al 30 settembre 2020 (met\u00e0 2020: 5,2 milioni).<\/p>\n<h2>L'utile netto scende di oltre 40%<\/h2>\n<p>L'utile netto \u00e8 diminuito del 42,2% o di 131,6 milioni, passando a 179,9 milioni (anno precedente: 311,5 milioni). Secondo la societ\u00e0 immobiliare, ci\u00f2 \u00e8 dovuto anche agli effetti dell'anno precedente. Oltre agli effetti fiscali, la rivalutazione del portafoglio di 28,0 milioni di euro nel periodo in esame \u00e8 stata inferiore a quella dei primi tre trimestri del 2019, quando la rivalutazione ammontava a 124,7 milioni di euro. Inoltre, PSP ha riconosciuto un reddito di 15,0 milioni di euro dalla vendita di due immobili d'investimento nel periodo precedente.<\/p>\n<p>A fine settembre 2020, il patrimonio netto per azione (valore patrimoniale netto; NAV) era di 97,35 franchi (fine 2019: 97,02 franchi). Il NAV prima della deduzione delle imposte differite ammontava a 116,63 franchi (fine 2019: 115,82 franchi).<\/p>\n<h2>Il valore del portafoglio aumenta<\/h2>\n<p>Il valore di bilancio dell'intero portafoglio immobiliare ha raggiunto circa 8,5 miliardi a fine settembre (fine 2019: circa 8,0 miliardi). La rivalutazione del portafoglio immobiliare per i primi nove mesi \u00e8 stata pari a 28,0 milioni. La rivalutazione a met\u00e0 2020 ammonta ancora a 31,1 milioni, soprattutto grazie al tasso di sconto pi\u00f9 basso, a varie locazioni e alla riduzione degli sfitti. D'altro canto, secondo PSP, le previsioni di guadagno pi\u00f9 caute in relazione a Covid-19 hanno avuto un impatto negativo sul valore in alcuni casi. Ci\u00f2 ha comportato una svalutazione di 3,2 milioni di euro nel terzo trimestre.<\/p>\n<p>A fine settembre, il tasso di sfitto del portafoglio era di 3,3% (fine 2019: 3,5%), di cui 0,6 punti percentuali sono attribuibili ai lavori di ristrutturazione in corso, secondo PSP. Dei contratti di locazione in scadenza quest'anno (31,7 milioni), 95% sono gi\u00e0 stati rinnovati. Il WAULT (durata media ponderata dei contratti di locazione non scaduti) dell'intero portafoglio \u00e8 stato di 4,2 anni. Il WAULT dei dieci maggiori locatari, che rappresentano circa 30% di reddito da locazione, era di 5,4 anni.<\/p>\n<p>Nonostante l'attuale intensificazione della crisi del coronavirus, PSP Swiss Property ritiene di essere ben posizionata per l'anno in corso, in quanto il portafoglio \u00e8 costituito principalmente da uffici e la base di locatari \u00e8 ampiamente diversificata. La societ\u00e0 immobiliare conferma quindi le previsioni per l'esercizio 2020: l'EBITDA, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, dovrebbe attestarsi intorno ai 270 milioni (2019: 256,1 milioni) e il tasso di sfitto intorno al 3%. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>PSP Swiss Property ha aumentato le entrate immobiliari nei primi nove mesi dell'esercizio 2020 nonostante la pandemia di coronavirus.
