L'utile per azione per i primi sei mesi dell'esercizio finanziario 2020\/21 ammonta a 0,60 franchi (anno precedente: 1,33 franchi).<\/p>\n<p>Le variazioni del valore di mercato degli investimenti immobiliari dopo gli investimenti sono state pari a -0,1 milioni. Tuttavia, l'EBIT prima delle variazioni del valore di mercato degli investimenti immobiliari \u00e8 aumentato di 0,3 milioni o 111TP3k rispetto al primo semestre del 2019\/20 e ha totalizzato 3,0 milioni. L'utile prima delle variazioni del valore di mercato \u00e8 stato di 2,1 milioni, con un aumento di 0,6 milioni o 40% rispetto allo stesso periodo dell'anno precedente (1,5 milioni).<\/p>\n<p>Secondo Z\u00fcblin, la ragione di questo sviluppo positivo \u00e8 da ricercare nelle misure introdotte nell'anno precedente per ottimizzare la struttura dei costi. Ad esempio, sono state ridotte le spese per il personale e le spese amministrative. Il reddito operativo netto \u00e8 rimasto stabile rispetto all'anno precedente, attestandosi a 4,3 milioni.<\/p>\n<p>Secondo Z\u00fcblin, nel periodo in esame il valore di bilancio dei sei immobili d'investimento \u00e8 aumentato leggermente di 0,1 milioni, raggiungendo i 218,0 milioni. Il blocco ha avuto un impatto minimo sui risultati immobiliari, ha aggiunto. Con gli inquilini interessati sono state concordate rinunce all'affitto per circa 48.000 franchi svizzeri, che corrispondono a 0,5% di reddito locativo annualizzato.<\/p>\n<h2>I valori di mercato degli immobili diminuiscono<\/h2>\n<p>Secondo la societ\u00e0 immobiliare, le incertezze legate alla crisi del mercato delle transazioni si riflettono nelle valutazioni e hanno tenuto conto degli sconti nelle localit\u00e0 non core al di fuori della citt\u00e0 di Zurigo da marzo 2020. Non \u00e8 stato possibile raggiungere nuovamente i valori di mercato di 220,3 milioni al 30 settembre 2019. Ci\u00f2 riguarda principalmente le sedi di Berna, Baden e Egg, che rappresentano 28% del valore del portafoglio.<\/p>\n<p>Il tasso di posti vacanti alla fine di settembre 2020 era di 8,8% (31 marzo 2020: 8,2%). Dopo un forte rallentamento del mercato delle locazioni in relazione alla pandemia di coronavirus e alla serrata, la commercializzazione \u00e8 ripresa. Un quinto dello spazio parziale dell'immobile di Holbeinstrasse a Zurigo che si era liberato nel febbraio 2021 \u00e8 stato riaffittato.
