Secondo UBS, il motore pi\u00f9 forte dell'indice di bolla per gli immobili residenziali \u00e8 stato l'aumento dei prestiti ipotecari in essere per le famiglie, che sono cresciuti del 3,2% rispetto all'anno precedente. Sebbene il tasso di crescita sia rallentato rispetto al trimestre precedente e abbia raggiunto il livello pi\u00f9 basso dal 2008, si \u00e8 trattato della crescita pi\u00f9 forte degli ultimi cinque anni rispetto alla crescita del reddito. Questo perch\u00e9 \u00e8 probabile che il reddito disponibile delle famiglie si sia ridotto di circa lo 0,5% nel 2015.<\/p>\n<p>Inoltre, i prezzi delle case hanno continuato a sostenere l'indice della bolla. I prezzi sono aumentati solo dello 0,5% in termini nominali rispetto al trimestre precedente e di circa il 2% rispetto all'anno precedente. Tuttavia, se depurato dall'inflazione, il tasso di crescita \u00e8 stato superiore di quasi un punto percentuale rispetto agli aumenti medi dei prezzi degli ultimi due anni.<\/p>\n<p>Nel 2015 l'aumento dei prezzi delle abitazioni di propriet\u00e0 si \u00e8 spostato dai centri alle periferie. La Svizzera orientale si \u00e8 distinta con tassi di crescita dei prezzi estremamente elevati, compresi tra il quattro e il sei per cento. Inoltre, Lugano \u00e8 stata riclassificata come regione di pericolo e Baden come regione di monitoraggio a seguito di aumenti dei prezzi superiori alla media.<\/p>\n<p>Tuttavia, UBS ha dato il via libera alle regioni turistiche dove l'eccesso di offerta e il franco forte hanno messo sotto pressione i prezzi degli immobili.
