Il reddito fisso da locazione ponderato (WAULT) rimane al valore di 6,5 anni.<\/p>\n<p>Il valore di mercato degli immobili - 88 immobili in 20 cantoni - \u00e8 salito a 763,4 milioni di franchi al 30 giugno 2020, con un aumento di 6,3% rispetto alla valutazione del semestre 2019. L'utile netto del primo semestre \u00e8 stimato a 13,2 milioni, che corrisponde a un utile netto di 2,17 franchi per unit\u00e0. Il reddito complessivo totale \u00e8 aumentato di 13,2% a 12,4 milioni rispetto alla valutazione del semestre 2019.<\/p>\n<p>Gli inquilini di riferimento nel portafoglio di SF Retail Properties Fund sono grandi rivenditori di generi alimentari come Coop, Aldi, Lidl e Denner, cos\u00ec come farmacie, panetterie e chioschi. Rappresentano pi\u00f9 di 60% di reddito da locazione - e non hanno dovuto chiudere durante la chiusura. Altri 15% di reddito da locazione non sono stati colpiti dalle misure di chiusura del governo federale perch\u00e9 sono uffici, spazi commerciali, parcheggi o appartamenti, per esempio. Entro il 30 giugno 2020, sono stati conclusi accordi con circa 95% degli inquilini interessati su rinvii di affitto o rinunce all'affitto con contemporanea estensione delle condizioni contrattuali.<\/p>\n<h2>SF Sustainable Property Fund acquista<\/h2>\n<p>Secondo la direzione del fondo, anche il SF Sustainable Property Fund non \u00e8 stato quasi influenzato negativamente dalla pandemia di Corona. Tre propriet\u00e0 sono state acquisite per il fondo nella prima met\u00e0 del 2020, e altre due propriet\u00e0 sono state aggiunte dopo la data del bilancio. Ci\u00f2 significa che il denaro dell'aumento di capitale di 61,9 milioni \u00e8 stato reinvestito in un periodo di tempo molto breve. Le acquisizioni ammontano a 77,5 milioni e si trovano nei cantoni di Berna, Grigioni, San Gallo, Vaud e Zurigo. Secondo la direzione del fondo, tutte le propriet\u00e0 hanno un rating GEAK di B o C e quindi sono conformi alla strategia di sostenibilit\u00e0 del fondo.<\/p>\n<p>Inoltre, l'immobile di Via Chiasso 10 a Biasca (TI) \u00e8 stato venduto a partire dal 1\u00b0 gennaio 2020; altre due vendite a Biasca sono state effettuate dopo la data di chiusura del bilancio. Il tasso di posti vacanti rimane stabile al 7,0%. Il reddito da locazione \u00e8 aumentato diTP2T 9,81 aTP2T 20,7 milioni nel primo semestre dell'anno rispetto all'anno precedente, principalmente a causa delle acquisizioni.<\/p>\n<p>L'impatto di Covid-19 sul fondo \u00e8 stato finora molto piccolo a causa dell'alta quota residenziale, ha detto Swiss Finance &amp; Property Funds. L'analisi dei rischi ha mostrato che 1,3% del reddito netto da locazione \u00e8 stato significativamente influenzato dalle misure federali. Attualmente, il fondo sta assumendo perdite di reddito da locazione inferiori a 0,5% del reddito netto da locazione.<\/p>\n<p>Nella seconda met\u00e0 del 2020, il fondo intende razionalizzare ulteriormente il suo portafoglio. Inoltre, vuole portare avanti una ristrutturazione completa nel quartiere L\u00e4ngi a Pratteln (BL) per poter iniziare l'esecuzione nella prima met\u00e0 del 2021.<\/p>\n<h2>SF Commercial Properties affitta 4.000 mq<\/h2>\n<p>SF Commercial Properties Fund ha affittato oltre 4.000 mq nella prima met\u00e0 dell'anno, portando il tasso di sfitto al 19,5% (31\/12\/2019: 19,8%). La durata media del leasing \u00e8 di 6,0 anni. A causa della vendita di un immobile in Erlenweg 3 a Rheinfelden per 3,5 milioni e una leggera correzione di 1,7 milioni causata da Covid-19, il valore di mercato dei 18 immobili \u00e8 sceso a 316,0 milioni. Il rendimento medio lordo \u00e8 rimasto invariato a 6,6%. Il reddito da locazione \u00e8 stato di 7,9 milioni dopo gli 8,2 milioni dell'anno precedente.<\/p>\n<p>Secondo la direzione del fondo, 29 inquilini si sono finora rivolti all'asset management del fondo per rinvii d'affitto o riduzioni temporanee dell'affitto, e sono stati conclusi accordi con sette di loro. Le trattative con gli altri inquilini sono in corso. Il Fondo ha fatto accantonamenti per 0,7 milioni a causa della pandemia di Corona. Di conseguenza, l'utile netto \u00e8 sceso a 4,8 milioni (anno precedente: 5,2 milioni).<\/p>\n<p>Nella seconda met\u00e0 dell'anno, la direzione vuole aumentare il tasso di occupazione, specialmente al City Plaza Dietikon.
