Tuttavia, \u00e8 ancora troppo presto per trarre conclusioni definitive riguardo all'impatto sui redditi da locazione e sui valori di mercato degli immobili. In particolare, la durata del rallentamento economico e le misure politiche adottate sono di grande importanza.<\/p>\n<p>Gli esperti di valutazione hanno rivisto la recuperabilit\u00e0 dei valori di mercato in occasione delle relazioni semestrali. Di conseguenza, non si sono verificate variazioni di rilievo nel valore di CS REF Green Property e CS REF Livingplus. Nel caso di CS REF Hospitality, tutti gli immobili in portafoglio sono stati rivalutati al 30 giugno 2020 e il fair value degli immobili \u00e8 diminuito di circa % rispetto al bilancio annuale al 31 dicembre 2019.<\/p>\n<p>Nei primi sei mesi dell'esercizio in corso, CS REF Green Property ha completato il complesso residenziale \"Le Clos des Vergers\" a Martigny e ha avviato i lavori del progetto edilizio \"Tivoli Garten\" a Spreitenbach. Al netto degli effetti della rivalutazione, il rendimento del capitale investito per i primi sei mesi dell'esercizio \u00e8 pari a 1,37 % (anno precedente: 1,85 %). Secondo le informazioni fornite, le rinunce all'affitto concesse a seguito del blocco per i primi sei mesi del 2020 rappresentano complessivamente circa % di reddito da locazione.<\/p>\n<h2>Riduzioni elevate degli affitti presso CS REF Hospitality<\/h2>\n<p>Per contro, il reddito e la performance degli asset di CS REF Hospitality sono stati fortemente influenzati dalla pandemia, in quanto il reddito da locazione del fondo proviene in particolare dai settori alberghiero\/ristorazione e campus\/scuole. Oltre al minor valore di mercato degli immobili, nella prima met\u00e0 dell'anno sono state concesse delle rinunce, che rappresentano un totale di circa 21,37% di reddito da locazione. Il rendimento del capitale investito, incluso l'effetto della rivalutazione, per i primi sei mesi dell'esercizio finanziario 2020 ammonta a -3,14 % (anno precedente: +2,19 %).<\/p>\n<p>Nella prima met\u00e0 dell'anno sono stati venduti l'Hotel Intercontinental di Davos e un immobile commerciale a Montreux. Altri cinque immobili sono stati venduti poco dopo la fine del periodo di riferimento. Alla fine di luglio 2020 \u00e8 stato effettuato un rimborso parziale di 10,00 franchi svizzeri per unit\u00e0 agli investitori con i proventi della vendita degli immobili.<\/p>\n<h2>CS REF Livingplus ottimizza il portafoglio<\/h2>\n<p>Nella prima met\u00e0 dell'anno CS REF Livingplus ha ottenuto un rendimento del capitale investito di 1,46 %, esclusi gli effetti della rivalutazione (anno precedente: 1,65 %). Nel periodo in esame sono stati acquisiti un nuovo progetto di costruzione di una casa di riposo e di cura a Kollbrunn (ZH) e uno a Seftigen (BE). Sono state vendute otto propriet\u00e0 pi\u00f9 piccole e pi\u00f9 vecchie. La performance del fondo nel periodo di riferimento \u00e8 stata di 8,5%. Le rinunce agli affitti sono state pari a circa 5,36% di reddito da locazione.<\/p>\n<h2>CS REF Global e CS REF International: calo del rendimento degli investimenti<\/h2>\n<p>Secondo il Credit Suisse, i due fondi immobiliari internazionali hanno finora superato abbastanza bene la pandemia. Tuttavia, il franco forte ha depresso i rendimenti degli investimenti nonostante l'ampia copertura dei rischi valutari. Per il CS REF International \u00e8 stato di 0,06% (anno precedente: 1,63 %), mentre per il CS REF Global \u00e8 stato di 0,76% (anno precedente: 1,41 %).<\/p>\n<p>Nella prima met\u00e0 dell'anno, CS REF International ha acquistato un immobile a Cracovia e ha venduto un immobile a Dublino - con un profitto significativo, secondo il fondo. Al 30 giugno 2020, il fondo ha concesso rinunce all'affitto per 0,1 milioni a causa della pandemia, che corrispondono a 0,05% di reddito da locazione.<\/p>\n<p>Il reddito netto del fondo \u00e8 aumentato da 56,6 milioni a 60,2 milioni, in parte grazie alla riduzione del tasso di morosit\u00e0 degli affitti a 4,93% (anno precedente: 9,42 %). Al 30 giugno 2020, i valori di mercato del portafoglio, esclusi gli effetti valutari, erano leggermente inferiori a quelli del 31 dicembre 2019, pari a 0,37%.<\/p>\n<p>Anche CS REF Global ha ridotto il tasso di morosit\u00e0 nel primo semestre dell'anno, passando da 7,191 milioni di euro dell'anno precedente a 4,821 milioni di euro. Al 30 giugno 2020 non erano necessarie rinunce all'affitto nel portafoglio.
