Le entrate derivanti da questa propriet\u00e0 e dai progetti di sviluppo completati compenseranno le mancanze dovute al fallimento di Rohner AG a Pratteln e alla partenza di Decathlon a Dietikon, afferma Hiag.<\/p>\n<p>L'impatto della pandemia di Corona sulle entrate immobiliari raccolte \u00e8 stato segnalato come pari a 0,8% di entrate immobiliari annualizzate nel primo semestre del 2020, che si sono attestate a 58,9 milioni (31 dicembre 2019: 58,7 milioni). Inoltre, sono state concordate rinunce all'affitto per un totale di 0,1 milioni e sono stati rilevati 0,4 milioni nell'utile o nella perdita in relazione alla legge sugli affitti commerciali COVID 19, in fase di preparazione, per i crediti di affitto non pagati o gi\u00e0 pagati.<\/p>\n<p>Il tasso di posti vacanti \u00e8 diminuito da 16,2% alla fine del 2019 a 15,5%. La durata media ponderata del contratto di locazione (WAULT) \u00e8 di 8,7 anni (31.12.2019: 8,9 anni). Alla fine di giugno 2020, il portafoglio totale consisteva in 118 immobili con un valore di portafoglio di 1,62 miliardi (31\/12\/2019: 1,57 miliardi). Nel periodo in esame, Hiag ha acquisito un'area di sviluppo di circa 22.300 mq nella zona industriale di Bussigny (VD) con un potenziale per usi commerciali, logistici e uffici.<\/p>\n<h2>Il portafoglio di sviluppo comprende pi\u00f9 di 60 progetti<\/h2>\n<p>Grazie ai nuovi contratti e ai progressi nello sviluppo, gli effetti delle rivalutazioni nella prima met\u00e0 dell'anno sarebbero pari a 17,7 milioni, rispetto ai -26,0 milioni dell'anno precedente, continua Hiag. Gli effetti negativi dell'anno precedente erano dovuti principalmente al fallimento della Rohner AG Pratteln. Il tasso di sconto medio ponderato per il portafoglio complessivo \u00e8 diminuito leggermente da 3,94% (31.12.2019) a 3,90%. Nel complesso, il risultato immobiliare \u00e8 stato appesantito dai successivi costi operativi per Hiag Data e la sede Rohner di Pratteln, per un totale di 6,2 milioni.<\/p>\n<p>Alla data di riferimento, il portafoglio di sviluppo di Hiag comprendeva pi\u00f9 di 60 progetti con una superficie utile di circa 740.000 m\u00b2. Secondo la societ\u00e0, il volume di investimenti previsto senza ulteriori acquisizioni \u00e8 di circa 2,7 miliardi, di cui circa 2,0 miliardi da investire nei prossimi dieci anni. La Hiag ha aggiunto che sono in costruzione cinque progetti completamente affittati con un reddito immobiliare annualizzato dopo il completamento di circa 4,3 milioni. Inoltre, nei prossimi tre anni saranno realizzati altri 13 progetti di sviluppo con una superficie utile di circa 120.000 mq e investimenti per circa 339 milioni. Il reddito immobiliare annualizzato previsto dopo il completamento e la piena occupazione di questi progetti \u00e8 di circa 23,3 milioni, mentre i ricavi di vendita previsti ammontano a circa 73 milioni.<\/p>\n<p>Per la seconda met\u00e0 dell'anno, Hiag prevede un'ulteriore riduzione del tasso di sfitto nel portafoglio esistente di almeno 1 punto percentuale. Secondo la societ\u00e0 immobiliare, l'obiettivo annunciato di aumentare il reddito locativo annualizzato per l'esercizio 2020 sar\u00e0 mantenuto.<\/p>\n<p>Il risultato operativo del segmento immobiliare nella seconda met\u00e0 del 2020 superer\u00e0 il dato comparabile del primo semestre.
