Inoltre, i successi degli affitti non hanno potuto compensare gli effetti negativi del reddito dovuti alla pandemia di Corona, per cui gli affitti sono diminuiti di 5,8% a 39,5 milioni. Il rendimento lordo degli immobili da investimento \u00e8 quindi diminuito di 0,2 punti percentuali al 6,0%.<\/p>\n<p>Alla data di chiusura del bilancio, il portafoglio comprendeva 53 propriet\u00e0, comprese le propriet\u00e0 di sviluppo e di promozione. Il tasso di posti vacanti \u00e8 7,9%. Il valore di mercato delle propriet\u00e0 alla fine del periodo di riferimento era di 1,32 miliardi. Dopo aver dedotto gli investimenti fatti, questo \u00e8 un pi\u00f9 di 0,9 milioni o 0,1% del valore del portafoglio.<\/p>\n<p>La vendita degli edifici residenziali a Kilchberg e di una parte del terreno a Oberwinterthur-Neuhegi ha comportato un contributo all'utile di 14,5 milioni.<\/p>\n<p>Le spese immobiliari sono rimaste stabili al 10,6% del reddito da locazione. Il rendimento netto del portafoglio di rendimento \u00e8 stimato a 5,2%.<\/p>\n<p>Il risultato operativo (EBIT) \u00e8 stato di 46,1 milioni (anno precedente: 48,0 milioni); l'utile netto \u00e8 sceso da 41,9 a 33,9 milioni, che corrisponde a un rendimento del capitale proprio del 10,3%.
