Per tutto l'anno, la societ\u00e0 si vede \"posizionata in modo ottimale\" grazie al suo portafoglio di alta qualit\u00e0 con un basso tasso di sfitto e una solida struttura di capitale.<\/p>\n<p>L'uso principale \u00e8 lo spazio per uffici, e la diversificazione degli inquilini \u00e8 ampia. PSP Swiss Property \u00e8 convinta che i progetti di sviluppo, la maggior parte dei quali sono gi\u00e0 ben affittati, genereranno un'ulteriore crescita. Inoltre, l'azienda ha una solida base di capitale e sufficienti fonti di finanziamento.<\/p>\n<p>Per l'esercizio 2020, PSP conferma quindi un Ebitda al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari di circa 260 milioni di franchi (anno precedente: 256,1 milioni). In termini di posti vacanti, l'azienda si aspetta un rapporto inferiore di circa 3% entro la fine del 2020, in precedenza la previsione era di circa 3,5%.<\/p>\n<h2>Il profitto diminuisce, il reddito da locazione aumenta<\/h2>\n<p>Nel primo semestre 2020, PSP Swiss Property ha registrato un utile al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari di 98,3 milioni. Si tratta di 17,1 milioni o quasi 15% in meno rispetto allo stesso periodo dell'anno precedente (115,3 milioni). Il motivo del calo sarebbe dovuto a effetti una tantum positivi nel primo semestre del 2019, quando la riduzione delle aliquote dell'imposta sul reddito nei cantoni di Basilea Citt\u00e0 e Ginevra ha portato a un rilascio di imposte differite per un totale di 58 milioni, di cui 21,6 milioni hanno avuto un impatto positivo sull'utile al netto delle plusvalenze\/minusvalenze sugli investimenti immobiliari. L'utile per azione, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, ammonta a CHF 2.14 dopo i CHF 2.51 dell'anno precedente.<\/p>\n<p>L'utile netto ha raggiunto 121,8 milioni, 137,0 milioni o 53% sotto la cifra dell'anno precedente (258,8 milioni). Anche qui, la ragione risiede negli effetti positivi dell'anno precedente. Oltre agli effetti fiscali dell'anno precedente, la rivalutazione del portafoglio di 31,1 milioni \u00e8 significativamente inferiore nel primo semestre del 2020 rispetto al primo semestre del 2019 (124,7 milioni). Inoltre, PSP ha registrato un guadagno di 15,0 milioni dalla vendita di due investimenti immobiliari nello stesso periodo dell'anno precedente. L'utile per azione \u00e8 di CHF 2.66 (anno precedente: CHF 5.64).<\/p>\n<p>I ricavi da locazione sono aumentati di 1,7 milioni a 146,7 milioni (anno precedente: 145,0 milioni), anche se nel secondo trimestre sono state registrate riduzioni degli affitti per 2,3 milioni in relazione al blocco, secondo PSP Swiss Property. Su un totale di circa 2.300 inquilini, circa 220 sono stati direttamente colpiti dalla chiusura imposta delle loro attivit\u00e0, ha detto PSP Swiss Property. Alla fine di giugno 2020, 350 inquilini avevano fatto domanda di dilazione di pagamento o di adeguamento dell'affitto. Al 30 giugno 2020, le richieste di affitto in sospeso a causa del blocco ammontavano a 5,2 milioni. La legge prevista, che richiede una riduzione retroattiva dell'affitto di 60% a favore degli inquilini che sono stati colpiti dal blocco, porterebbe a riduzioni di affitto stimate per un totale di circa 0,7 milioni, ha aggiunto PSP.<\/p>\n<h2>Il valore del portafoglio immobiliare aumenta<\/h2>\n<p>Il valore di bilancio dell'intero portafoglio ammonta a 8,127 miliardi di franchi alla data di riferimento di fine giugno (fine 2019: 7,982 miliardi di franchi). Secondo la societ\u00e0, la rivalutazione degli immobili ha portato a un apprezzamento di 31,1 milioni. Di questi, 26,4 milioni erano attribuibili al portafoglio di investimenti e 4,7 milioni a siti e propriet\u00e0 di sviluppo. Secondo PSP, l'apprezzamento \u00e8 derivato principalmente dal tasso di sconto pi\u00f9 basso (nominale 3,29% dopo 3,32% alla fine del 2019), nonch\u00e9 da varie locazioni e dalla riduzione dei posti liberi. D'altra parte, previsioni di reddito pi\u00f9 caute in relazione alla pandemia di Covid 19 avrebbero avuto un effetto individuale di riduzione del valore.<\/p>\n<p>A fine giugno 2020, il tasso di posti vacanti era di 3,4% (fine 2019: 3,5%). 0,6 punti percentuali di questo era dovuto a lavori di ristrutturazione in corso, ha detto PSP. Dei 31,7 milioni di contratti di locazione che scadono nel 2020, 92% sono gi\u00e0 stati rinnovati. Il cosiddetto Wault (weighted average unexpired lease term) dell'intero portafoglio era di 4,1 anni. Il Wault dei dieci maggiori inquilini, che contribuiscono a circa 30% del reddito da locazione, \u00e8 stato di 5,8 anni.<\/p>\n<p>A fine giugno 2020, il patrimonio netto per azione (net asset value; NAV) era di CHF 96.07; il 17 aprile di quest'anno \u00e8 stato distribuito un dividendo di CHF 3.60 per azione (fine 2019: CHF 97.02).
