Il valore delle propriet\u00e0 gestite direttamente ha superato il miliardo di CHF grazie a due acquisizioni, annuncia inoltre il fondo (1,03 miliardi dopo i 967,64 milioni dell'anno precedente). I ricavi da locazione sono aumentati da 49,56 a 50,65 milioni.<\/p>\n<p>\u00c8 stato acquistato un edificio amministrativo costruito nel 2013 nel Terre Bonne Business Park di Eysins, vicino a Nyon (VD). Il prezzo di acquisto sarebbe stato di poco inferiore ai 25 milioni. L'unico inquilino \u00e8 una \"societ\u00e0 di alta qualit\u00e0 attiva nel settore medico e farmaceutico\". Il fondo ha anche acquistato un edificio commerciale nel 2004 per un valore di 5,2 milioni. Secondo Bonh\u00f4te-Immobilier, l'immobile si trova in un'ottima posizione a Gland (VD), in Chemin du Riant-Coteau 5, ed \u00e8 affittato a sei utenti. Il contratto di acquisto prevede un diritto di prelazione a favore di Bonh\u00f4te-Immobilier per l'acquisizione della propriet\u00e0 confinante.<\/p>\n<p>Il fondo della Svizzera francese \u00e8 investito principalmente nei cantoni di Vaud, Ginevra e Neuch\u00e2tel, ma detiene anche propriet\u00e0 a Friburgo, nel Giura e nel Vallese. Quasi tre quarti del reddito da locazione proviene da appartamenti e un quinto da spazi commerciali o uffici. In futuro, il fondo intende puntare anche su regioni della Svizzera tedesca, poich\u00e9 alcuni cantoni offrono aliquote fiscali vantaggiose per gli investitori.<\/p>\n<h2>Rendimenti decrescenti a causa di Covid-19?<\/h2>\n<p>A seguito della pandemia di Covid 19, il fondo prevede un calo degli affitti e delle valutazioni degli immobili. A causa della diminuzione delle risorse finanziarie, i membri della famiglia che non possono pi\u00f9 permettersi diversi affitti devono andare a vivere insieme. Anche l'indebolimento dell'immigrazione in relazione alle restrizioni alla mobilit\u00e0 avr\u00e0 un impatto negativo sulla domanda di appartamenti. Allo stesso tempo, l'ambiente \u00e8 gi\u00e0 caratterizzato da un eccesso di offerta: attualmente ci sono pi\u00f9 di 70.000 appartamenti sfitti sul mercato. Data la mancanza di alternative di investimento, \u00e8 probabile che gli investitori siano disposti ad accettare rendimenti pi\u00f9 bassi, secondo le previsioni del fondo.<\/p>\n<p>Tuttavia, attualmente si registra un'incertezza nel settore immobiliare commerciale, in particolare nella vendita al dettaglio, nel settore alberghiero e, in una certa misura, anche in quello degli uffici. Secondo Bonh\u00f4te-Immobilier, fattori come la chiusura di aziende o l'ottimizzazione degli spazi, ad esempio attraverso uffici a domicilio, fanno prevedere un aumento dei cambi di inquilini e quindi un grande lavoro di ri-locazione nei prossimi anni.<\/p>\n<p>Per gli affittuari di locali commerciali interessati dalle chiusure ordinate ufficialmente, il fondo ha sospeso gli affitti per i mesi di aprile e maggio. Ora devono essere elaborati piani di pagamento per gli affitti sospesi della durata massima di sei mesi e fino alla fine di dicembre 2020 al pi\u00f9 tardi.
