Tuttavia, \u00e8 ancora troppo presto per trarre conclusioni definitive sugli effetti sul reddito da locazione e sui valori di mercato delle propriet\u00e0.<\/p>\n<p>Rispetto al bilancio annuale al 30 settembre 2019, nessuno dei quattro fondi immobiliari - CS 1a Immo PK, CS REF Logisticsplus, CS REF Interswiss e CS REF Siat - alla fine del primo semestre (30 marzo 2020) aveva registrato una variazione di valore importante. Singoli sviluppi negativi sono stati compensati da cambiamenti positivi e potenziali. I valori di mercato delle propriet\u00e0 sono stati confermati. Il valore dei valori di mercato degli immobili sar\u00e0 rivisto anche per il prossimo bilancio semestrale al 30 giugno 2020.<\/p>\n<h2>CS 1a Immo PK con acquisizioni<\/h2>\n<p>Credit Suisse 1a Immo PK (CS 1a Immo PK) ha acquistato un immobile commerciale ciascuno a Ginevra e Losanna nei primi sei mesi dell'esercizio 2019\/20. Il rendimento degli investimenti, esclusi gli effetti della rivalutazione, \u00e8 aumentato da 1,67% a 1,69% nel periodo in esame. La dichiarazione della situazione straordinaria in Svizzera e la relativa chiusura di ristoranti e di numerosi negozi ha interessato solo due settimane del periodo di riferimento. Al 1\u00b0 maggio 2020, le inadempienze di affitto e i rinvii di affitto nel Fondo ammontano a 2,12% dell'affitto obiettivo netto annuale.<\/p>\n<h2>CS REF Logisticsplus: inserimento nell'elenco previsto<\/h2>\n<p>Il Credit Suisse Real Estate Fund LogisticsPlus (CS REF Logisticsplus) ha aumentato il suo capitale di 107,1 milioni di CHF nel marzo 2020. Sono stati acquisiti un nuovo progetto di costruzione a Zell (LU), un immobile di produzione a Kirchberg (BE) e un immobile logistico a Rothenburg (LU). Altre propriet\u00e0 e progetti sono in una \"fase avanzata di negoziazione\", secondo Credit Suisse Funds. Il reddito netto del fondo \u00e8 aumentato di oltre 21% a 8,6 milioni rispetto all'anno precedente. Non ci sono state inadempienze d'affitto o rinvii d'affitto. La quotazione del fondo alla borsa svizzera \u00e8 prevista per giugno.<\/p>\n<h2>CS REF Interswiss con un importante successo nel leasing<\/h2>\n<p>Il Credit Suisse Real Estate Fund Interswiss (CS REF Interswiss) ha ottenuto un significativo successo di leasing nel primo semestre dell'esercizio in corso. <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/zuerich-implenia-mietet-12-000-qm-im-ambassador-house\/\">Il gruppo di costruzioni Implenia trasferir\u00e0 la sua sede all'Ambassador House di Opfikon nel 2021 e ha affittato 12.000 mq per questo scopo.<\/a> Inoltre, una propriet\u00e0 \u00e8 stata venduta a Ginevra. Il rendimento degli investimenti esclusi gli effetti della rivalutazione \u00e8 aumentato da 1,87% a 1,91% per i primi sei mesi dell'esercizio 2019\/20. Alla data di riferimento del 1\u00b0 maggio 2020, le inadempienze di affitto e i rinvii di affitto nel Fondo ammontano a 2,85 % dell'affitto obiettivo netto annuale.<\/p>\n<h2>CS REF Siat acquista a Liestal<\/h2>\n<p>Il Credit Suisse Real Estate Fund Siat (CS REF Siat) ha venduto due immobili residenziali a Olten e ha acquisito il sito di L\u00fcdin nel centro di Liestal (BL) nel periodo di riferimento - \"un immobile con potenziale di sviluppo\", secondo il Credit Suisse Funds. Il rendimento degli investimenti, esclusi gli effetti di rivalutazione, \u00e8 aumentato da 1,84% a 1,85%.
