In un contesto di bassi tassi di interesse, le case plurifamiliari sono la \"stella del rendimento nell'universo degli investimenti svizzeri\", in quanto sono tra i pochi investimenti rimasti con flussi di cassa sicuri e positivi. Ma anche un aumento dei rendimenti a lungo termine della Svizzera al 2% minaccerebbe perdite significative per le case plurifamiliari.<\/p>\n<p>Nonostante i tassi d'interesse negativi, gli immobili d'investimento in posizioni privilegiate sono superiori agli investimenti in contanti solo se il contesto di bassi tassi d'interesse si protrae per almeno altri 15 anni. Pertanto, attualmente ha senso ridurre i rischi legati ai tassi d'interesse e preferire l'agglomerato esteso - nonostante il rischio pi\u00f9 elevato di perdita di affitto - alle sedi centrali.<\/p>\n<p>Il potenziale di aumento dei canoni di locazione \u00e8 minimo, anche in caso di aumento dei tassi di interesse. Al contrario, gli affitti di mercato dovrebbero addirittura diminuire leggermente nel 2016. UBS cita come motivi l'aumento del tasso di sfitto degli appartamenti in affitto, il livello gi\u00e0 elevato dei canoni di locazione degli appartamenti esistenti e gli affitti eccessivi dei nuovi appartamenti rispetto a quelli di mercato degli appartamenti pi\u00f9 vecchi.<\/p>\n<p><strong>Rendimento basso sul mercato degli uffici<\/strong><\/p>\n<p>I rendimenti iniziali Prime hanno raggiunto il minimo storico del 2,5% nel mercato degli uffici. A differenza del mercato residenziale, negli ultimi anni i prezzi di acquisto degli immobili nelle zone pi\u00f9 povere non sono praticamente aumentati a causa del rischio di sfitto, afferma lo studio di UBS.<\/p>\n<p>Tuttavia, se il numero di impiegati continua a crescere come negli ultimi anni, \u00e8 prevedibile una stabilizzazione della situazione di mercato.
