Si supponeva che gli inquilini di settori come la gastronomia, il commercio al dettaglio o il tempo libero non avrebbero pi\u00f9 dovuto o potuto pagare l'affitto in parte o per intero. La durata del \"blocco\" \u00e8 stata ipotizzata fino alla met\u00e0 del 2020, ha detto Berninvest.<\/p>\n<p>In quanto fondo immobiliare svizzero, Immo Helvetic dovrebbe essere colpito solo marginalmente dalla crisi di Corona, secondo la valutazione della direzione del fondo. 70% delle entrate annuali di affitto provenivano dall'uso residenziale e solo circa 7% da settori o inquilini colpiti dal blocco. Si continua a lavorare sui progetti di costruzione in corso, che possono essere completati con le misure precauzionali raccomandate. Per l'esercizio 2020, Berninvest prevede attualmente per Immo Helvetic un potenziale deficit di affitto da 2 a 3% circa, come conseguenza diretta di Covid-19.<\/p>\n<p>\u00c8 ancora incerto se l'aumento di capitale previsto per la fine di aprile avr\u00e0 luogo. La direzione del fondo vuole valutare la situazione a met\u00e0 aprile e si riserva il diritto di rinviare l'emissione. L'aumento di capitale era previsto dal 27 aprile all'8 maggio 2020; il piano prevedeva di aumentare il patrimonio del fondo di circa 72 milioni di CHF.<\/p>\n<p>Al Good Buildings Swiss Real Estate Fund, pi\u00f9 di 80% del reddito locativo proviene da un uso puramente residenziale, solo circa 3% del reddito locativo \u00e8 interessato dal divieto operativo dovuto alla pandemia di Corona, secondo la direzione del fondo. Come conseguenza diretta della crisi di Corona, nell'esercizio in corso si prevede una perdita potenziale di entrate da affitti di circa 0,5% a 1,25%.<\/p>\n<p>Berninvest \u00e8 in costante contatto con i gestori degli immobili e ha dato loro istruzioni, contrariamente alla procedura abituale in caso di mancato pagamento dell'affitto, di astenersi da minacce di risoluzione, avvisi di cessazione e misure di riscossione fino a nuovo avviso. Invece, stanno cercando soluzioni individuali come il rinvio dell'affitto, ha detto Berninvest.
