Tre quarti dei partecipanti al sondaggio preferiscono la Svizzera come sede anche nel confronto diretto con altri Paesi europei.<\/p>\n<p>Gli sviluppi previsti nei micro-mercati variano: per gli immobili a uso ufficio in localit\u00e0 1A, pi\u00f9 della met\u00e0 degli investitori prevede prezzi stabili per il 2016. Per le localit\u00e0 1B e la periferia, la maggior parte degli investitori prevede un calo dei prezzi.<\/p>\n<p>Un quadro simile emerge nel settore immobiliare retail: Mentre il 73% degli investitori prevede prezzi stabili o in aumento nelle localit\u00e0 1A, le prospettive per le localit\u00e0 1B e la periferia rimangono piuttosto negative.<\/p>\n<p><strong>Prezzi stabili per gli immobili residenziali, in calo per quelli alberghieri<\/strong><\/p>\n<p>Le aspettative per il settore dell'edilizia residenziale sono molto pi\u00f9 positive: per le localit\u00e0 1A, tutti gli investitori si aspettano prezzi stabili o in aumento, e la maggioranza prevede anche un andamento stabile dei prezzi per le localit\u00e0 1B e la periferia nel 2016.<\/p>\n<p>L'andamento previsto per i prezzi delle propriet\u00e0 alberghiere \u00e8 pi\u00f9 cupo: per le localit\u00e0 periferiche, l'81% degli intervistati prevede un calo dei prezzi. Quasi due terzi prevedono anche un calo dei valori immobiliari nelle localit\u00e0 1B. Le localit\u00e0 di prima fascia sono valutate con maggiore sicurezza: Mentre il 38% prevede un calo dei prezzi e il 53% una loro stabilit\u00e0, ben il 9% degli intervistati prevede un aumento dei valori.<\/p>\n<p><strong>Zurigo \u00e8 la regione pi\u00f9 popolare<\/strong><\/p>\n<p>Gli investitori che decidono di investire nel settore immobiliare prediligono la regione di Zurigo per le propriet\u00e0 di uffici, negozi e abitazioni. Basilea continua ad essere popolare come luogo di investimento, seguita da Ginevra nel settore degli immobili ad uso ufficio e da Lucerna nel settore degli immobili ad uso residenziale e commerciale. In generale, gli investitori vogliono continuare a puntare nettamente sugli immobili residenziali in futuro: sei intervistati su dieci preferiranno gli immobili residenziali rispetto ad altri tipi di utilizzo nel 2016.<\/p>\n<p>Ogni anno, EY Real Estate conduce un sondaggio tra gli investitori che sono stati attivi sul mercato immobiliare svizzero negli ultimi anni per il Barometro delle tendenze del mercato degli investimenti immobiliari.
