Per ridurre questa pressione, il termine di cui all'articolo 257d comma 1 del Codice delle obbligazioni svizzero \u00e8 stato esteso da 30 a 90 giorni per gli affitti residenziali e commerciali. Secondo il Consiglio federale, ci\u00f2 vale per gli inquilini che sono in arretrato con il pagamento dell'affitto a causa delle misure ordinate dalle autorit\u00e0 per combattere il coronavirus. L'estensione del termine si applica agli affitti e ai costi accessori dovuti tra il 13 marzo e il 31 maggio 2020.<\/p>\n<p>Allo stesso tempo, il Consiglio federale proroga da 60 a 120 giorni, alle stesse condizioni, il termine per il pagamento dell'affitto dovuto dai locatari ai sensi dell'articolo 282 comma 1 CO. Come ulteriore misura immediata, l'attuale termine di disdetta per i locali ammobiliati e i posti auto ai sensi dell'articolo 266e CO sar\u00e0 esteso da due settimane a 30 giorni.<\/p>\n<p>A causa della difficile situazione in cui versano soprattutto molti inquilini commerciali, il 24 marzo il Consigliere federale Guy Parmelin ha istituito una task force, guidata dal Direttore dell'Ufficio federale delle abitazioni BWO. La task force comprende l'amministrazione, le organizzazioni di inquilini e proprietari, i rappresentanti dell'industria immobiliare, le citt\u00e0 e i cantoni e, se necessario, proporr\u00e0 ulteriori misure al Consiglio federale. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Gli inquilini di immobili residenziali e commerciali colpiti dalla pandemia di coronavirus avranno pi\u00f9 tempo per pagare l'affitto in futuro.
