Secondo la societ\u00e0, si tratta di sette propriet\u00e0 residenziali, quattro propriet\u00e0 ad uso misto e due propriet\u00e0 commerciali. Il valore del portafoglio immobiliare \u00e8 diminuito da 414,4 milioni a 332,6 milioni al 31 dicembre 2019. La diminuzione \u00e8 dovuta principalmente alla vendita dei 13 immobili (87,8 milioni).<\/p>\n<p>L'obiettivo di reddito locativo dei restanti investimenti immobiliari era di 16,1 milioni a fine anno 2019, rispetto ai 20,1 milioni dell'anno precedente. Circa 78% di questo provengono dall'uso residenziale. Il reddito netto da locazione \u00e8 diminuito di circa 7% a 18,2 milioni, soprattutto a causa della vendita di immobili, riferisce ancora BFW Liegenschaften (anno precedente: 19,6 milioni). Nove delle tredici propriet\u00e0 sono state rimosse dal portafoglio solo con il passaggio di propriet\u00e0 nel novembre 2019.<\/p>\n<h2>L'EBIT e l'utile calano significativamente<\/h2>\n<p>Il profitto delle vendite \u00e8 stato di 5,9 milioni (anno precedente: 4,1 milioni). Il rendimento netto degli investimenti immobiliari \u00e8 stato di 4,2% nel 2019 (anno precedente: 3,7%). Il tasso di sfitto degli immobili d'investimento \u00e8 diminuito leggermente da 8,6% a 8,4%.<\/p>\n<p>Il risultato operativo (EBIT) \u00e8 sceso da 26,5 a 20,1 milioni. Secondo BFW Liegenschaften, questo \u00e8 dovuto, tra l'altro, a minori entrate da affitto a seguito delle vendite. Il risultato finanziario \u00e8 stato di -6,0 milioni dopo -1,1 milioni nell'anno precedente.<\/p>\n<p>L'utile comprensivo degli utili di rivalutazione \u00e8 sceso a 13,1 milioni nell'anno in esame (anno precedente: 20,6 milioni). L'utile, esclusi i guadagni di rivalutazione, ammonta a 7,8 milioni dopo gli 11,9 milioni del 2018.<\/p>\n<h2>Disaccordo sulla distribuzione<\/h2>\n<p>I due membri indipendenti del Consiglio di amministrazione, Andr\u00e9 Robert Spathelf e Christian Wunderlin, proporranno all'Assemblea generale del 12 maggio 2020 una distribuzione in contanti sotto forma di riduzione del valore nominale di 1,40 franchi per azione nominativa di classe A e 0,14 franchi per azione nominativa di classe B.<\/p>\n<p>Il principale azionista BFW Holding, tuttavia, rifiuta questa proposta.
