Le ragioni di questo aumento sono da ricercare nel reddito locativo dell'intero anno derivante dalle propriet\u00e0 di Suurstoffi S22 e Baufeld A, nell'occupazione della prima fase di costruzione di Baufeld 1 e nell'affitto dello spazio di Aglaya, riferisce Zug Estates. Le spese immobiliari sono aumentate di 7,7% a 7,8 milioni, principalmente a causa della crescita complessiva del portafoglio immobiliare.<\/p>\n<p>Il risultato operativo prima degli ammortamenti e delle rivalutazioni \u00e8 aumentato da 42,2 a 53,4 milioni, con un incremento di 27%. Secondo Zug Estates, l'aumento \u00e8 dovuto ai proventi delle vendite della prima fase degli appartamenti Aglaya. La vendita dei primi 36 di un totale di 85 condomini ha portato a un utile ante imposte di 7,9 milioni. La societ\u00e0 ha dichiarato che anche i restanti 49 appartamenti sono stati venduti. I relativi proventi rientreranno nell'esercizio finanziario 2020.<\/p>\n<p>Nell'esercizio 2019, Zug Estates ha registrato una plusvalenza da rivalutazione significativamente pi\u00f9 alta, pari a 19,6 milioni, con un aumento di 76% o 8,5 milioni rispetto all'anno precedente. La vendita di un investimento immobiliare non strategico ha comportato una plusvalenza ante imposte di 1,0 milioni. Di conseguenza, l'Ebit \u00e8 aumentato da 49,8 a 70,5 milioni (+42%). Il rilascio delle imposte differite ha comportato un effetto fiscale positivo una tantum di 20,3 milioni. Questo ha portato a una crescita significativa del risultato del Gruppo. \u00c8 aumentato di 96% da 38,8 a 76,0 milioni. Escludendo la rivalutazione e gli effetti speciali, l'utile netto di Zug Estates \u00e8 aumentato di 9,61 tp a 31,4 milioni di tp.<\/p>\n<p>Nell'anno in esame Zug Estates ha effettuato investimenti di portafoglio per 85,9 milioni, di cui 40,9 milioni nel progetto di promozione Aglaya. Il valore di mercato dell'intero portafoglio \u00e8 aumentato di 6,2%, passando da 1,54 a 1,63 miliardi.<\/p>\n<p>Il tasso di posti vacanti \u00e8 passato da 2,9% a 3,3%. A causa del completamento degli edifici A e B nel lotto 1 e dello spazio in affitto ad Aglaya, circa 22.600 mq di spazio commerciale aggiuntivo sono stati inclusi nel calcolo dei posti vacanti nel 2019, informa Zug Estates.<\/p>\n<p>Il Consiglio di amministrazione propone all'Assemblea generale un aumento del dividendo da 28,00 a 31,00 franchi per azione nominativa di serie B.
