La societ\u00e0 immobiliare ha acquistato diverse propriet\u00e0 nel centro di Berna e a Berna-Liebefeld e ha venduto in cambio due propriet\u00e0: una a Zurigo-Altstetten e una a Friburgo. Due progetti di sviluppo a Losanna e Zurigo-Ovest sono stati completati e riclassificati nel portafoglio investimenti.<\/p>\n<p>Il tasso di posti vacanti \u00e8 sceso da 5,0% a 3,5TP2T in un anno. Questo risultato \u00e8 dovuto a diverse nuove locazioni e alla vendita delle due propriet\u00e0 di Zurigo-Altstetten e Friburgo. Secondo PSP Swiss Property, 0,7 punti percentuali del tasso di sfitto totale sono attribuibili ai lavori di ristrutturazione in corso. Dei contratti di locazione in scadenza nel 2020 per un valore di 31,7 milioni, 85% erano gi\u00e0 stati rinnovati alla fine del 2019. Il Wault (durata media ponderata dei contratti di locazione non scaduti) del portafoglio complessivo \u00e8 stato di 4,2 anni. Il Wault dei dieci maggiori inquilini, che contribuiscono a circa 30% del reddito da locazione, \u00e8 stato di 5,7 anni.<\/p>\n<h2>L'utile aumenta in modo significativo<\/h2>\n<p>Con 215,2 milioni di euro, l'utile, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 stato superiore di 39 milioni di euro o di 22,1% rispetto all'anno precedente (176,2 milioni). Gran parte dell'aumento (22,1 milioni) \u00e8 dovuto al rilascio straordinario di imposte differite, legato alla riduzione delle aliquote dell'imposta sugli utili in diversi cantoni. In termini operativi, hanno contribuito al miglioramento del risultato l'aumento dei canoni di locazione (+11,1 milioni), l'incremento dei ricavi dalla vendita di progetti e condomini (+2,4 milioni), la riduzione delle spese operative (-1,2 milioni) e dei costi di finanziamento (-2,9 milioni), ha dichiarato PSP Swiss Property. L'utile per azione, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, \u00e8 stato di 4,69 franchi svizzeri, rispetto ai 3,84 franchi dell'anno precedente.<\/p>\n<p>L'utile netto \u00e8 passato da 308,2 a 453,4 milioni, con un aumento di 145,3 milioni o del 47,1%. Il motivo principale \u00e8 stato l'apprezzamento del portafoglio di 244,2 milioni (2018: 166,7 milioni) e il rilascio di imposte differite. 15 milioni di euro di plusvalenze derivanti dalla vendita di due immobili d'investimento (2018: 2,5 milioni).<\/p>\n<p>Alla fine del 2019, il patrimonio netto per azione (valore patrimoniale netto; NAV) era di 97,02 franchi svizzeri dopo i 90,63 franchi dell'anno precedente. Il NAV prima della deduzione delle imposte differite ammonta a 115,82 franchi (fine 2018: 109,20 franchi).<\/p>\n<h2>Dividendo in aumento<\/h2>\n<p>Il Consiglio di amministrazione propone un aumento del dividendo ordinario di 3,60 franchi per azione per l'esercizio 2019 (anno precedente: 3,50). In relazione agli utili, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, questo importo corrisponde a un payout ratio di 76,7%; in relazione al prezzo di fine anno 2019 di 133,60 franchi svizzeri, si ottiene un rendimento di 2,7%.<\/p>\n<p>L'elezione di Henrik Saxborn come nuovo membro del Consiglio di amministrazione sar\u00e0 proposta all'Assemblea generale annuale del 9 aprile. Saxborn (nato nel 1964) \u00e8 amministratore delegato di Castellum AB, una societ\u00e0 immobiliare svedese quotata in borsa con sede a G\u00f6teborg e focalizzata sugli immobili commerciali. Tutti gli altri membri del Consiglio di amministrazione e il dottor Luciano Gabriel, in qualit\u00e0 di presidente, si candidano alla rielezione.<\/p>\n<p>Per l'esercizio 2020, PSP Swiss Property prevede un Ebitda, escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari, di oltre 260 milioni.
