Questo si confronta con il 5,1% dell'anno precedente. Come l'anno precedente, il fondo distribuisce 50 franchi per quota.<\/p>\n<p>Il valore di mercato degli immobili \u00e8 aumentato da circa 3,8 miliardi di franchi a poco meno di 4,2 miliardi di franchi, soprattutto a causa delle acquisizioni: Il Fondo ha acquisito immobili in portafoglio per 208,6 milioni nonch\u00e9 i progetti immobiliari Parc du Simplon a Renens (VD) per 141,1 milioni e Valle Maggia Center a Locarno (TI) per 28,4 milioni. Il rapporto di finanziamento del debito \u00e8 aumentato da 5,4% nell'anno precedente a 11,4%.<\/p>\n<p>Il tasso di inadempienza degli affitti \u00e8 aumentato leggermente da 5,8% a 5,9%; la durata residua delle locazioni commerciali fisse (WAULT) \u00e8 aumentata da 4,5 a 4,7 anni.<\/p>\n<h2>CS REF Interswiss con il 5,9% di rendimento dell'investimento<\/h2>\n<p>CS REF Interswiss ha aumentato il suo rendimento degli investimenti da 4,8% a 5,9% rispetto all'anno precedente. Il valore di mercato degli immobili \u00e8 aumentato da 2,3 miliardi di franchi a 2,4 miliardi di franchi e il reddito locativo \u00e8 aumentato da 107,4 milioni di franchi a 109,1 milioni di franchi.<\/p>\n<p>A partire dal 1\u00b0 luglio 2019, il fondo ha acquisito un immobile commerciale \"praticamente completamente affittato\" a Crissier (VD) con un WAULT di circa dieci anni, secondo il comunicato.<\/p>\n<p>La distribuzione rimane al livello dell'anno precedente di 8,40 franchi. La performance nell'esercizio 2018\/19 \u00e8 stata di 17,9%, rispetto al -2,8% dell'anno precedente.<\/p>\n<h2>Logisticsplus con una performance<\/h2>\n<h2>da 15.4%<\/h2>\n<p>CS REF Logisticsplus ha raggiunto una performance di 15.4% nell'anno finanziario passato. Il portafoglio aveva un fair value di CHF 444,6 milioni alla data del bilancio, rispetto ai CHF 401,9 milioni dell'anno precedente - un aumento di circaTP2T.<\/p>\n<p>Il reddito da locazione \u00e8 aumentato di 17,,5% da 19,4 a 22,8 milioni. La distribuzione rimane invariata a 3,90.<\/p>\n<p>Nello scorso esercizio, il fondo ha acquistato un immobile logistico nella regione dell'aeroporto di Zurigo con una superficie in affitto di circa 13.800 mq; l'immobile ha un contratto di locazione fisso per 15 anni. \u00c8 iniziata anche la costruzione di un progetto di parcheggio multipiano al Kunstmuseum di Basilea.<\/p>\n<p>Siat con 7,6% di ritorno dell'investimento<\/p>\n<p>Il valore di mercato degli immobili di CS REF Siat era di circa 3,3 miliardi di franchi alla data del bilancio, rispetto ai 3,0 miliardi dell'anno precedente. Credit Suisse mette il buon ritorno degli investimenti al 7,6% dopo il 5,3% dell'anno precedente. La distribuzione rimane invariata a CHF 5.40 per unit\u00e0.<\/p>\n<p>Il reddito da locazione \u00e8 aumentato nell'esercizio 2018\/19 da 136,6 a 140,7 milioni.<\/p>\n<p>Il progetto B\u00e2leo Erlenmatt a Basilea, in cui il Fondo detiene una partecipazione di un terzo, \u00e8 stato completato il 1\u00b0 maggio 2019. Alla fine di ottobre 2019, 276 dei 311 appartamenti (88%) sono stati affittati.
