Il paese \u00e8 caratterizzato da una ricca tradizione industriale. Tuttavia, l'aumento dei prezzi della manodopera e della terra sta mettendo sotto pressione l'industria, dato che molte aziende sono state spinte sempre pi\u00f9 verso la periferia o stanno emigrando all'estero.<\/p>\n<p><strong>\"La Svizzera come luogo di lavoro attraente<\/strong><\/p>\n<p>Per Hans Rudolf Hauri, CEO di RUAG Real Estate e primo oratore della serata, la Svizzera non ha perso nulla del suo valore come sede industriale. In termini di valore degli immobili industriali, il mercato conosce una sola direzione: verso l'alto. \"I prezzi stanno salendo perch\u00e9 la Svizzera ha cos\u00ec poco spazio\", dice Hauri. Circa un milione di persone lavorano nel settore dal 2007. La quota dell'industria nell'economia svizzera \u00e8 di circa il 25 per cento, che \u00e8 \"sorprendentemente alta\". A titolo di paragone: nella vicina Germania, questo rapporto \u00e8 di circa il 30 per cento. La Svizzera offre alti standard di vita per i lavoratori qualificati che si trasferiscono nel paese e buone condizioni quadro per le aziende industriali. L'attrattiva della Confederazione svizzera si riflette anche nel suo alto livello di competenza educativa.<\/p>\n<p>Ma secondo Hauri, la Svizzera sta facendo troppo poco per trattenere l'industria: \"In realt\u00e0, non sta facendo nulla. Eppure il paese \u00e8 praticamente predestinato come luogo di commercio e industria. Ci\u00f2 che \u00e8 importante sono buoni percorsi logistici, un'architettura flessibile e la comprensione dei proprietari e degli operatori dei siti industriali. La Svizzera ha tutto questo. Ma la pianificazione territoriale federalista ostacola pi\u00f9 di quanto non aiuti e sostenga. Secondo Hauri, la Svizzera come business location pu\u00f2 beneficiare in futuro se vengono creati pi\u00f9 parchi commerciali e industriali regionali e non solo comunali.<\/p>\n<p><strong>\"Abbandonare il pensiero a silo\"<\/strong><\/p>\n<p>St\u00e9phane Schneider, CEO di Bouygues Energies &amp; Services, ha usato l'esempio di immobili commerciali e speciali, come lo sviluppo del sito UpTown a Arlesheim (vicino a Basilea) o la nuova costruzione di ospedali, per evidenziare ci\u00f2 che \u00e8 gi\u00e0 possibile oggi in termini di rete digitale, connettivit\u00e0 e uso della tecnologia dei sensori. Ha supplicato l'industria di abbandonare il pensiero a silo. \"Ci\u00f2 di cui c'\u00e8 bisogno \u00e8 una cooperazione commerciale trasversale da un'unica fonte\". La gestione olistica della propriet\u00e0 semplifica anche molte cose e riduce i costi. Ha anche sottolineato l'importanza del BIM Building Information Modelling per i nuovi edifici. Non solo nella pianificazione o nella costruzione, ma anche pi\u00f9 tardi nella gestione. Il nuovo centro dati dell'aeroporto di Zurigo \u00e8 un esempio di un moderno centro dati. \u00c8 stato il primo del suo genere ad essere realizzato in una costruzione modulare in legno ed \u00e8 espandibile in modo flessibile. Secondo Schneider, le nuove innovazioni e tecnologie permetteranno in futuro di offrire infrastrutture in rete su intere aree, quartieri o addirittura citt\u00e0.<\/p>\n<p><strong>\"L'immobiliare aziendale \u00e8 un mercato in crescita\"<\/strong><\/p>\n<p>Steffen Uttich, Head of Capital Markets di Beos AG, che fa parte del gruppo Swiss Life dalla met\u00e0 del 2018, ha dato uno sguardo al mercato tedesco degli immobili commerciali e industriali. L\u00ec, il volume di spazio in questo segmento comprende 2,4 miliardi di metri quadrati, il che rappresenta una quota di oltre il 50 per cento del mercato totale dello spazio e quindi illustra la sua importanza. Uttich ha anche dato cifre impressionanti per il valore di mercato di queste propriet\u00e0: In totale, questo ammontava ultimamente a 1.038 miliardi di euro in Germania; mentre tutti gli altri tipi di immobili hanno portato a un valore totale di circa 1.050 miliardi di euro. \"Negli ultimi 20 anni, il corporate real estate ha raggiunto distribuzioni che sono circa 200 punti base superiori a quelle di altri tipi di utilizzo, e allo stesso tempo sono meno volatili\", dice Uttich. Anche nell'attuale periodo di incertezza per i mercati immobiliari, il corporate real estate ha dimostrato di essere un mercato in crescita che reagisce con relativa calma alle fluttuazioni economiche.<\/p>\n<p>Beos AG, che \u00e8 stata fondata nel 2010, ha accompagnato lo sviluppo o il cambiamento dal mercato dei proprietari a quello dei locatari nel settore immobiliare industriale in Germania negli ultimi dieci anni. Secondo Uttich, le propriet\u00e0 multi-tenant sono il modello del futuro. Come Hauri all'inizio, ha sottolineato che le propriet\u00e0 devono essere utilizzabili in modo flessibile. \"Alla fine, la capacit\u00e0 di essere utilizzata da terzi determina il successo di una propriet\u00e0\".
