Lo sviluppo di una piattaforma multicloud da parte della filiale Hiag Data, che nel frattempo \u00e8 stata interrotta, aveva gravato il risultato di 22,4 milioni, e il <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/hiag-rohner-konkurs-drueckt-ergebnis\/\">Fallimento di Rohner a Pratteln, il terzo inquilino pi\u00f9 grande fino ad oggi<\/a> porta a costi di follow-up di 45 milioni per svalutazioni e accantonamenti.<\/p>\n<p>Questi sono destinati, tra l'altro, allo smantellamento dell'infrastruttura di produzione e alla riqualificazione del sito di Pratteln. Finora non \u00e8 stato trovato un nuovo inquilino, quindi si presume che i costi per lo smantellamento e il ripristino del sito in uno stato privo di sostanze chimiche dovranno essere sostenuti dall'azienda stessa.<\/p>\n<h2>Il reddito immobiliare aumenta<\/h2>\n<p>Al contrario, lo sviluppo immobiliare si \u00e8 sviluppato positivamente nella prima met\u00e0 dell'anno, ha detto Hiag. Il reddito da locazione \u00e8 aumentato di 7,7% a 30,4 milioni. Tuttavia, a causa del fallimento di Rohner e nonostante il completamento di vari progetti di sviluppo, il reddito immobiliare annualizzato di 60,0 milioni \u00e8 1,4% sotto il valore comparabile di 60,9 milioni alla fine del 2018, aggiunge la societ\u00e0.<\/p>\n<p>Il tasso di posti vacanti \u00e8 rimasto stabile a 14,4% al 30 giugno 2019. La durata residua della locazione (WALT) \u00e8 di 9,5 anni (31.12.2018: 9,7 anni). Alla fine di giugno, il portafoglio totale era composto da 115 immobili con una valutazione di circa 1,51 miliardi (31.12.2018: 1,49 miliardi).<\/p>\n<p>Gli effetti di rivalutazione sono stati negativi per -26,6 milioni, principalmente a causa del fallimento di Rohner, dopo i +26,7 milioni dello stesso periodo dell'anno scorso.<\/p>\n<p>Il portafoglio di sviluppo consiste attualmente in circa 50 progetti con una superficie totale di 643.000 mq. Secondo Hiag, il volume di investimenti previsto \u00e8 di circa 1,9 miliardi.<\/p>\n<p>Sette progetti sono gi\u00e0 in costruzione, ha detto, e altri sette progetti di sviluppo con una superficie utile di circa 60.000 mq e un volume di investimenti di circa 170 milioni saranno lanciati nei prossimi tre anni.<\/p>\n<h2>Il cda propone la rinuncia al dividendo<\/h2>\n<p>Per l'intero anno finanziario, Hiag prevede una svalutazione delle attivit\u00e0 fino a 42 milioni dal <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/hiag-konzentriert-sich-auf-das-immobiliengeschaeft\/\">gi\u00e0 annunciato la ristrutturazione di Hiag Data<\/a>. I costi di follow-up del fallimento Rohner avrebbero anche \"lasciato tracce significative nell'esercizio 2019, soprattutto nel reddito immobiliare, la variazione di valore dalla rivalutazione degli investimenti immobiliari e nei costi operativi immobiliari\", ha detto Hiag.<\/p>\n<p>Il Consiglio di amministrazione intende proporre all'Assemblea generale annuale del 23 aprile 2020 di non pagare alcun dividendo per l'esercizio 2019. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Lo sviluppatore di siti Hiag riporta una perdita di 43,4 milioni di franchi per il primo semestre del 2019.
