Il reddito operativo \u00e8 aumentato di 4% a 36,7 milioni, come riporta Zug Estates.<\/p>\n<p>Le plusvalenze da rivalutazione sono state pari a 11,5 milioni (anno precedente: 3,5 milioni), con un risultato operativo di 32,8 milioni (anno precedente: 23,9 milioni) e un utile di Gruppo di 26,1 milioni (anno precedente: 18,2 milioni), superiore di 43,5%. Escludendo le rivalutazioni, l'utile netto consolidato \u00e8 stato di 15,4 milioni di t, con un aumento di 1,41 migliaia di t rispetto all'anno precedente.<\/p>\n<p>Nella prima met\u00e0 dell'anno, Zug Estates ha investito 84,8 milioni di euro nell'ulteriore sviluppo dei suoi siti, la maggior parte dei quali \u00e8 stata spesa per Suurstoffi a Rotkreuz.<\/p>\n<p>Il valore di mercato del portafoglio \u00e8 aumentato di 4,7% a 1,61 miliardi nella prima met\u00e0 del 2019. Il tasso di sfitto \u00e8 salito a 3,2% al 30 giugno 2019, a causa del completamento di ulteriori spazi commerciali (30 giugno 2018: 1,9%, 31 dicembre 2018: 2,9%), secondo la societ\u00e0 immobiliare.<\/p>\n<p>Nel primo semestre dell'anno, Zug Estates ha concluso contratti di locazione commerciale a lungo termine per un totale di quasi 5.900 metri quadrati, con un valore annuo equivalente di oltre 1,4 milioni a Suurstoffi. L'ultimo piano del grattacielo in legno Arbo (cantiere 1) \u00e8 stato affittato a Burger S\u00f6hne AG, mentre gli ultimi due piani del grattacielo in legno S22, per un totale di 2.950 m\u00b2, sono stati affittati a lungo termine all'azienda di tecnologia medica Align Technology.<\/p>\n<p>I primi condomini del grattacielo Aglaya Garden dovrebbero essere pronti per essere occupati a novembre; secondo Zug Estates, al 30 giugno erano stati prenotati o venduti 92% degli appartamenti. Secondo la societ\u00e0 immobiliare, la seconda fase sar\u00e0 completata nel secondo trimestre del 2020, con circa 70% dei 26.000 metri quadrati totali di spazio affittato con contratti a lungo termine.<\/p>\n<p>Per l'intero esercizio 2019, Zug Estates prevede un netto aumento del reddito operativo al lordo di ammortamenti e rivalutazioni, in particolare grazie alla prima tranche dei proventi previsti dalla vendita degli appartamenti Aglaya.
