L'aumento di 1,5 milioni o 19,6% \u00e8 derivato principalmente da un maggiore reddito locativo dovuto all'acquisizione di nuove propriet\u00e0, dice la societ\u00e0 di gestione dei fondi della HSC. Il reddito totale per il periodo contabile \u00e8 stato riportato a 11 milioni al 30 giugno 2019, in aumento di 1,9 milioni o 21,1% rispetto allo stesso periodo dell'anno scorso.<\/p>\n<p>Il margine di profitto operativo \u00e8 diminuito di 11,2% da 77,6% al 30 giugno 2018 a 66,4% a causa delle spese in conto capitale maturate, la dichiarazione ha aggiunto. Nella prima met\u00e0 dell'anno, 1,5 milioni sono stati investiti in manutenzione e riparazioni, rispetto ai soli 0,1 milioni dello stesso periodo dell'anno scorso.<\/p>\n<h2>Le attivit\u00e0 del fondo superano la soglia dei 500 milioni<\/h2>\n<p>Con i fondi dell'aumento di capitale di marzo, l'HSC ha acquistato due propriet\u00e0, portando il portafoglio a 24 propriet\u00e0. Il patrimonio totale dei fondi ammonta a 513 milioni, rispetto ai 373 milioni dello stesso periodo dell'anno scorso.<\/p>\n<p>Il valore di mercato del portafoglio \u00e8 messo a 487 milioni al 30 giugno 2019, in aumento rispetto ai 264 milioni del primo semestre del 2018, con la lunghezza media dei contratti di locazione che aumenta di 37% a 4,5 anni da 3,3 anni.<\/p>\n<p>Secondo Helvetica Property Investors, il reddito da locazione \u00e8 stato di circa 12,94 milioni. Nello stesso periodo dell'anno scorso, la cifra era di circa 6,88 milioni.<\/p>\n<p>A luglio, il fondo ha venduto un immobile a Vevey, che aveva acquistato a luglio 2018 per 6,2 milioni, per 8,9 milioni. L'utile di 2,6 milioni \u00e8 stato preso in considerazione nella valutazione al 30 giugno, continua.<\/p>\n<p>A settembre, la direzione del fondo vuole effettuare un aumento di capitale per l'HSC, con il ricavato da utilizzare per l'acquisto di ulteriori propriet\u00e0.
