L'utile operativo netto \u00e8 rimasto stabile a 7,4 milioni, afferma la societ\u00e0. 1,00 franchi per azione nominativa da distribuire dalle riserve di capitale.<\/p>\n<p>Secondo la societ\u00e0 immobiliare, le variazioni del valore di mercato degli investimenti immobiliari sono state nuovamente positive per 0,6 milioni, ma inferiori di 0,9 milioni rispetto all'incremento di valore dell'anno precedente. Di conseguenza, l'utile prima degli interessi e delle imposte (EBIT) \u00e8 sceso di 0,8 milioni a 3,6 milioni rispetto all'anno precedente.<\/p>\n<p>Il valore di mercato dei cinque immobili d'investimento svizzeri \u00e8 stimato in 200,9 milioni. Nonostante l'elevato tasso di sfitto a Berna, il tasso di sfitto dell'intero portafoglio \u00e8 di circa 10% e la durata residua dei contratti di locazione (WALT) \u00e8 di circa quattro anni, ha aggiunto Z\u00fcblin. Il contratto di locazione inizier\u00e0 nel primo trimestre del nuovo anno finanziario 2019\/20, portando il tasso di posti vacanti a circa 9%, secondo l'azienda.<\/p>\n<p><a href=\"https:\/\/www.immobilienbusiness.ch\/it\/zueblin-kauft-wieder-zu\/\">In aprile, Z\u00fcblin ha effettuato il primo acquisto dopo il completamento della ristrutturazione:<\/a> La holding ha acquisito una quota di compropriet\u00e0 in un immobile per uffici e negozi a Zurigo-Oerlikon. Per l'anno finanziario in corso sono previste altre acquisizioni, ha dichiarato l'azienda.<\/p>\n<p><strong>Iosif Bakaleynik annuncia il suo pensionamento<\/strong><\/p>\n<p>Z\u00fcblin annuncia inoltre che il Presidente del Consiglio di amministrazione, Dr. Iosif Bakaleynik, intende dimettersi e non si candider\u00e0 per la rielezione alla prossima Assemblea generale annuale del 18 giugno 2019. Il Dr. Wolfgang Z\u00fcrcher sar\u00e0 proposto per l'elezione del nuovo Presidente.<\/p>\n<p>Bakaleynik ha anche annunciato le sue dimissioni dalla carica di CEO. Tuttavia, manterr\u00e0 la sua posizione fino all'insediamento di un successore. Il successore dovr\u00e0 essere nominato al pi\u00f9 tardi entro la fine di settembre 2019, ha dichiarato Z\u00fcblin. Mentre Bakaleynik era in carica, la holding immobiliare \u00e8 stata sottoposta a un'ampia ristrutturazione e ricapitalizzazione attraverso un aumento di capitale. Gli investimenti immobiliari francesi sono stati venduti alla fine del 2015 e il portafoglio immobiliare tedesco nel 2017.
