Negli ultimi anni, sono emerse opportunit\u00e0 di investimento con piattaforme di crowdfunding che, tra le altre cose, vogliono rivolgersi anche ai piccoli investitori. Inoltre, si stanno facendo i primi tentativi nell'industria per stabilire veicoli basati su blockchain. Tuttavia, ci sono ancora molti punti interrogativi in materia di sicurezza, regolamentazione e sostegno statale, come ha notato il moderatore Prof. Dr. Markus Schmidiger dell'IFZ Institute for Financial Services Zug all'inizio del 75\u00b0 Swiss Real Estate Talk, molto ben frequentato, al ristorante Metropol di Zurigo.<\/p>\n<p><strong>Dal modello di co-propriet\u00e0 all'\"ecosistema immobiliare<\/strong><\/p>\n<p>Per Zef Gjeloshi, Managing Director Real Estate Acquisition &amp; Investment Management di Crowdhouse, Zurigo, il crowdfunding \u00e8 la tendenza dei tempi. Fondata poco meno di quattro anni fa, pi\u00f9 di 100 immobili con un volume di transazioni di 680 milioni di CHF sono stati finanziati tramite la piattaforma. Dal punto di vista di Gjeloshi, il modello di co-propriet\u00e0 di Crowdhouse rende \"pi\u00f9 facile che mai diventare il proprietario registrato di propriet\u00e0 di investimento nel catasto\". I prossimi passi di sviluppo previsti sono quelli di sviluppare Crowdhouse in un \"ecosistema immobiliare digitale\" completo, che include, tra l'altro, la gi\u00e0 affermata piattaforma di vendita per il mercato secondario, attraverso la quale sono state elaborate 20 transazioni immobiliari.<\/p>\n<p><strong>Visione delle transazioni su blockchain senza un intermediario<\/strong><\/p>\n<p>Brigitte Luginb\u00fchl, CEO di Crypto Real Estate AG (CREAG) a Zug, ha parlato degli obiettivi della sua azienda di essere un giorno in grado di scambiare e trasferire beni immobiliari utilizzando blockchain e senza intermediari come broker o banche. Il regolamento tramite un \"database condiviso decentralizzato\" \u00e8 \"molto pi\u00f9 che la semplice visualizzazione digitale dei beni\". Luginb\u00fchl ha contrastato i timori che la blockchain e le criptovalute possano essere utilizzate per il riciclaggio di denaro o altre attivit\u00e0 illegali: \"La tecnologia non \u00e8 l\u00ec per aggirare gli insiemi di regole\". Per lei, i vantaggi delle operazioni immobiliari basate su blockchain e token previste da CREAG risiedono nei bassi costi di transazione, una maggiore liquidit\u00e0 sul mercato secondario e nelle dimensioni ridotte dei lotti per investimento, che sarebbero quindi anche aperte a ogni investitore privato - e la sua azienda vuole fornire la tecnologia necessaria per questo.<\/p>\n<p><strong>\"L'industria dei fondi regolamentati offre sicurezza\"<\/strong><\/p>\n<p>Urs F\u00e4s, Managing Director, Head Investment Products, Real Estate - Switzerland presso UBS Asset Management, ha iniziato parlando della lunga storia dei fondi immobiliari svizzeri, che risale al 1943 - un'asset class che impressiona con \"rendimenti costanti a lungo termine nonostante le fluttuazioni dei prezzi immobiliari\". Si tratta di un mercato molto liquido, con un fatturato mensile di oltre 500 milioni di franchi svizzeri. Per F\u00e4s, i fondi immobiliari sono caratterizzati dalla trasparenza della classe di attivit\u00e0 regolamentata, con un reddito da locazione costante o un flusso di cassa costante - gli investitori possono aspettarsi distribuzioni regolari. \u00c8 importante anche il diritto legale di riscattare le quote del fondo, che crea un'ulteriore sicurezza per gli investitori.<\/p>\n<p><strong>Pro e contro - Crowdinvestments e Blockchain<\/strong><\/p>\n<p>Soprattutto per quanto riguarda la questione della sicurezza, l'avvocato Andreas F. V\u00f6geli, partner dello studio legale Niederer Kraft Frey di Zurigo, vede le differenze tra il settore dei fondi e quello del crowdinvest. La classificazione legale dei veicoli di crowdinvest \u00e8 abbastanza diversa, mentre i fondi immobiliari sono stati sottoposti nel tempo a una regolamentazione forte e rigorosa - soprattutto in termini di protezione degli investitori. Nel caso degli attuali e ancora relativamente giovani crowdinvestments, invece, molto dipende da come si presenta esattamente la \"qualificazione delle relazioni contrattuali tra le parti coinvolte\". Qui, per esempio, alle piattaforme di crowdinvest vengono concessi ampi poteri di procura, il che porta spesso a una doppia o multipla rappresentanza. Inoltre, non c'\u00e8 quasi nessuna co-determinazione nei documenti contrattuali e alcuni fornitori sono sospettati di \"promesse ingiuste di ritorno\".
