Il calo di 1,5 milioni, pari a 0,8%, rispetto all'anno precedente \u00e8 dovuto principalmente a minori entrate dalla vendita di condomini: \u00c8 diminuito del 9,1 a 10,5 milioni (2017: 19,6 milioni).<\/p>\n<p>I redditi da immobili, invece, sono aumentati del 6,9 a 279,4 milioni (2017: 272,5 milioni di franchi), mentre i lavori propri capitalizzati sono aumentati di 2,0 a 4,6 milioni (2017: 2,6 milioni). Gli altri ricavi sono aumentati di 1,2 a 3,5 milioni (2017: 2,4 milioni). L'utile per azione (escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari), che costituisce la base per la distribuzione dei dividendi, \u00e8 stato di 3,84 franchi (2017: 3,87).<\/p>\n<p>Secondo PSP Swiss Property, le spese operative sono aumentate del 2,7 a 58,6 milioni (2017: 55,9 milioni). Le spese finanziarie sono diminuite del 2,4 a 22,0 milioni (2017: 24,4 milioni).<\/p>\n<h2>Significativo aumento dell'utile netto<\/h2>\n<p>L'utile netto (comprese le plusvalenze\/minusvalenze sugli investimenti immobiliari) di 308,2 milioni ha superato di 51,3 milioni quello dell'anno precedente (256,9 milioni). L'aumento \u00e8 dovuto principalmente all'apprezzamento del portafoglio di 166,7 milioni (2017: 83,3 milioni). Allo stesso tempo, le spese fiscali sono aumentate del 34,6 a 78,4 milioni (2017: 43,8 milioni). Tuttavia, nel 2017 si \u00e8 tenuto conto per la prima volta della nuova aliquota d'imposta sulle societ\u00e0 pi\u00f9 bassa del Cantone di Vaud, sottolinea l'azienda. Ci\u00f2 ha comportato un effetto positivo (rilascio di imposte differite) di 17,0 milioni nel 2017. L'utile per azione (compresi gli utili\/perdite sugli investimenti immobiliari) \u00e8 stato di 6,72 franchi (2017: 5,60).<\/p>\n<p>Alla fine del 2018, il valore patrimoniale netto (NAV) per azione era di 90,63 franchi svizzeri, rispetto agli 86,96 franchi svizzeri della fine del 2017. Il NAV prima della deduzione delle imposte differite era di 109,20 franchi svizzeri (fine 2017: 104,22). Il rapporto di capitale proprio si attesta a 54,6% (fine 2017: 54,0%).<\/p>\n<h2>Il valore del portafoglio aumenta<\/h2>\n<p>Il valore di bilancio dell'intero portafoglio era di circa 7,44 miliardi alla fine del 2018, riferisce PSP Swiss Property. Alla fine del 2017, il valore era ancora di circa 7,05 miliardi. Il tasso di sfitto alla fine del 2018 era di 5,0% e quindi significativamente inferiore al valore dell'anno precedente di 8,2 %. L'azienda cita diverse nuove locazioni e la vendita dell'immobile di Av. des Morgines 8\/10 a Petit-Lancy (Ginevra) come ragioni dello sviluppo positivo. Sul totale dei posti vacanti, 1,1 punti percentuali sono attribuibili ai lavori di ristrutturazione in corso. Dei contratti di locazione in scadenza nel 2019 (31,0 milioni), 70% erano stati rinnovati alla fine del 2018. Il cosiddetto WAULT (weighted average unexpired lease term) del portafoglio totale era di 4,5 anni. Il WAULT dei dieci maggiori locatari, che rappresentano circa 30% del reddito da locazione, era di 6,2 anni.<\/p>\n<p>PSP Swiss Property annuncia inoltre che il restante spazio commerciale del progetto \"Rue du March\u00e9\" a Ginevra \u00e8 stato recentemente affittato al negozio tradizionale ginevrino Aeschbach, il che significa che tutto lo spazio \u00e8 stato preaffittato. La ristrutturazione completa di questa propriet\u00e0 durer\u00e0 fino al 2020. L'affittuario principale \u00e8 l'operatore alberghiero citizenM, che aprir\u00e0 un hotel boutique con 144 camere nella propriet\u00e0.<\/p>\n<h2>Dividendo in aumento<\/h2>\n<p>Il Consiglio di amministrazione propone un dividendo ordinario maggiorato di 3,50 franchi per azione (anno precedente: 3,40) per l'esercizio 2018. In relazione all'utile netto (escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari), ci\u00f2 corrisponderebbe a un payout ratio di 91,1%; in relazione al prezzo di fine anno 2018 di 96,85 franchi svizzeri, si otterrebbe un rendimento di 3,6%.<\/p>\n<p>Per l'esercizio 2019, PSP Swiss Property prevede una buona domanda di spazi per uffici. La domanda tender\u00e0 a concentrarsi in posizioni centrali o facilmente accessibili. Nel caso degli spazi commerciali, un rallentamento dell'economia potrebbe avere un ulteriore impatto negativo, in quanto i negozi situati in zone periferiche sarebbero pi\u00f9 colpiti di quelli situati nei centri economici. Sul mercato delle transazioni, \u00e8 difficile aspettarsi un rallentamento della domanda di immobili ad uso ufficio e commerciale da parte degli acquirenti.<\/p>\n<p>La societ\u00e0 immobiliare intende continuare a concentrarsi sulla modernizzazione di propriet\u00e0 selezionate, sull'ulteriore sviluppo di siti e progetti e sulle attivit\u00e0 di locazione in corso. Per l'esercizio 2019, la societ\u00e0 prevede un Ebitda (escluse le plusvalenze\/minusvalenze sugli investimenti immobiliari) di 250 milioni (2018: 241,7 milioni).
