Il rapporto di capitale proprio \u00e8 del 56,6 per cento (fine 2014: 57,5%).<\/p>\n<p>Per l'intero 2015, PSP prevede un Ebitda inferiore, al netto degli effetti di valutazione, di 230 milioni di franchi svizzeri rispetto all'anno precedente. Rispetto al 2014 (238,2 milioni di franchi), si prevedono in particolare minori entrate dalla vendita di condomini.<\/p>\n<p>A fine settembre 2015, il portafoglio immobiliare di PSP comprendeva 161 edifici ad uso ufficio e commerciale, oltre a cinque siti di sviluppo e quattro progetti individuali. Il valore di bilancio dell'intero portafoglio era di 6,66 miliardi di franchi svizzeri, rispetto ai 6,60 miliardi di franchi svizzeri di fine 2014.<\/p>\n<p><strong>Ristrutturazioni e nuovi edifici a Zurigo e Rheinfelden<\/strong><\/p>\n<p>Gli attuali progetti di PSP comprendono la \"Hardturmstrasse 161\/F\u00f6rrlibuckstrasse 150\" a Zurigo. L'immobile adibito a uffici sar\u00e0 completamente rinnovato entro il 2017, per un costo di circa 50 milioni di franchi svizzeri.<\/p>\n<p>\u00c8 iniziata la pianificazione della seconda fase del pi\u00f9 grande progetto attuale, il \"Salmenpark\" di Rheinfelden (investimento totale di circa 250 milioni). Qui \u00e8 prevista una destinazione d'uso prettamente residenziale con 100 unit\u00e0. La domanda di costruzione \u00e8 prevista per la fine del 2015.<\/p>\n<p>Inoltre, i due immobili per uffici di F\u00f6rrlibuckstrasse 178\/180 e Hardturmstrasse 181, 183, 185 a Zurigo Ovest saranno demoliti e sostituiti da un nuovo edificio. La domanda di costruzione per questo progetto \"Orion\" sar\u00e0 presentata nell'autunno 2016; il nuovo edificio sostitutivo dovrebbe essere realizzato tra il 2017 e il 2020. Gli immobili di Zurigo Ovest e Wallisellen, con un valore di investimento di 0,6 miliardi di franchi svizzeri, hanno contribuito al tasso di sfitto per un totale di due punti percentuali. Gli altri immobili, ovvero l'intero portafoglio senza gli immobili in fase di ristrutturazione e quelli di Zurigo Ovest e Wallisellen, hanno rappresentato 5,4 punti percentuali.
