Il valore di mercato degli immobili \u00e8 aumentato da circa 3,80 a 3,83 milioni di franchi. Il rapporto di indebitamento \u00e8 stato del 5,4% (anno precedente: 5,6 %). Il tasso di morosit\u00e0 sugli affitti \u00e8 sceso dal 7,6 al 5,8%. La distribuzione rimane costante a 50,00 franchi. Con un rapporto spese operative del fondo a valore di mercato (TERREF MV) dello 0,5 percento, il CS 1a Immo PK \u00e8 uno dei fondi immobiliari pi\u00f9 convenienti sul mercato, secondo Credit Suisse.<\/p>\n<p>CS REF Interswiss ha aumentato il rendimento del capitale investito dal 4,0 al 4,8% nell'esercizio finanziario; la distribuzione \u00e8 rimasta costante a 8,40 franchi. Secondo il Credit Suisse, il fondo ha registrato un andamento complessivamente stabile. In estate, il <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/spreitenbach-plaene-fuer-neues-quartier-neumatt-vorgestellt\/\">Sentenza della commissione di studio Neumatt a Spreitenbach<\/a> \u00c8 stata raggiunta una pietra miliare in questo progetto di sviluppo.<\/p>\n<p>Il rendimento degli investimenti di CS REF LogisticsPlus \u00e8 leggermente diminuito dal 4,43% al 4,41%. In occasione dell'emissione di settembre 2018, il fondo ha ricevuto un afflusso di 127,2 milioni, che saranno investiti nell'ulteriore espansione del portafoglio. Il valore di mercato del portafoglio era di 401,9 milioni al 30 settembre 2018, circa il 25% in pi\u00f9 rispetto al valore di mercato dell'anno precedente (321,0 milioni).  Le aggiunte comprendono il progetto Parking Kunstmuseum Basel, che al termine dei lavori disporr\u00e0 di 350 posti auto su quattro piani, e la propriet\u00e0 Tramont Halle in Eduard-Imhof-Strasse 6\/8 a Zurigo Oerlikon. Il reddito da locazione del fondo \u00e8 aumentato da 16,0 a 19,4 milioni. La distribuzione \u00e8 rimasta stabile a 3,90 franchi nell'esercizio 2017\/18.<\/p>\n<p>Il CS REF Siat ha chiuso l'esercizio 2017\/18 con un rendimento del capitale investito del 5,3% dopo il 5,51% dell'anno precedente. La distribuzione rimane stabile a 5,40 franchi per quota. Il valore di mercato degli immobili del fondo \u00e8 salito a oltre 3 miliardi di franchi.
