Il rating \u00e8 attualmente solo provvisorio perch\u00e9 il fondo \u00e8 stato lanciato nel dicembre 2016 e quindi non ha ancora la storia minima di due esercizi finanziari completi, riferisce Scope.<\/p>\n<p>L'agenzia di rating valuta la diversificazione settoriale mirata nella fase di costituzione come \"gi\u00e0 attuata in modo molto coerente\". Sono stati effettuati acquisti anche in aree periferiche degli agglomerati urbani, ma queste sono prevalentemente caratterizzate da una crescita demografica e da buoni collegamenti di trasporto.<\/p>\n<h2>Prestazioni superiori al piano, ma ancora margine di miglioramento per la sostenibilit\u00e0<\/h2>\n<p>Secondo il gestore patrimoniale, la performance del fondo secondo il metodo BVI dovrebbe essere superiore al 2,5% annuo. Il primo esercizio breve (dal 22 dicembre 2016 al 30 giugno 2017) si \u00e8 concluso con lo 0,5%. Con la conclusione del primo esercizio finanziario completo al 30 giugno 2018, il valore target previsto \u00e8 stato nettamente superato con un rendimento del 3,6%. Il rendimento \u00e8 stato sostenuto anche dagli aumenti di valore, che nell'ultimo anno finanziario sono stati pari a 170 punti base. Attualmente, il rendimento annuale delle BVI al 31.10.2018 \u00e8 del 3,7%, riferisce Scope.<\/p>\n<p>Tuttavia, secondo Scope, il rating di sostenibilit\u00e0 \u00e8 chiaramente inferiore alla media del gruppo di pari. L'investimento in liquidit\u00e0 \u00e8 a basso rischio. Il rapporto di leva finanziaria, pari al 19,9%, \u00e8 leggermente superiore alla media dei fondi comuni aperti europei.
