Tre esperti ben preparati dell'industria immobiliare hanno presentato nei loro discorsi come l'IoT si riflette gi\u00e0 oggi nella vita quotidiana degli immobili e quali opportunit\u00e0 vedono per il futuro.<\/p>\n<p><strong>\"Tecnologia dei sensori matura disponibile\"<\/strong><\/p>\n<p>Per Thomas Stadler (CDO di Bouygues Energies &amp; Services Switzerland Ltd), il primo oratore della serata, l'IoT \u00e8 prima di tutto un nuovo mondo di sensori e dispositivi di misurazione. I nuovi dati raccolti possono essere utilizzati per ottenere nuove intuizioni, analizzare l'uso dell'edificio e ottenere miglioramenti dell'efficienza nella gestione della propriet\u00e0. \"Con uno sforzo relativamente piccolo, possiamo installare i piccoli sensori ovunque. Improvvisamente otteniamo nuovi dispositivi ed edifici intelligenti\", ha detto Stadler, la cui presentazione includeva la nuova business unit InTec di Bouygues. \"Abbiamo gi\u00e0 oggi a disposizione una sofisticata tecnologia dei sensori che ci permette di applicare soluzioni IoT e smart building. La tecnologia non \u00e8 sicuramente pi\u00f9 il fattore limitante nelle operazioni di costruzione\". I principali ostacoli sono ancora sul lato umano: manca ancora la connessione tra IoT e gli investitori o i proprietari degli edifici. In molti casi, c'\u00e8 ancora una mancanza di consapevolezza dei nuovi servizi e dei vantaggi che i nuovi dispositivi di misurazione portano. In definitiva, l'implicazione delle nuove tecnologie e la volont\u00e0 al pi\u00f9 alto livello di gestione manca in molti luoghi.<\/p>\n<p><strong>\"Lontano dall'orientamento verso la performance\".<\/strong><\/p>\n<p>Michael Rieder, responsabile di Digital Services Real Estate presso Swiss Post Real Estate Management and Services AG, \u00e8 d'accordo con Stadler e spiega: \"Dobbiamo cambiare la nostra mentalit\u00e0\". Come uno dei maggiori fornitori di servizi di facility management e con un portafoglio immobiliare di oltre 2.000 propriet\u00e0, la Posta sta affrontando anche il mastodontico compito di rendere intelligente il suo parco edifici. Abbiamo lavorato su questo per tre anni buoni\", dice Rieder, \"e probabilmente ci vorr\u00e0 ancora molto tempo per implementarlo\". Vede un enorme potenziale di valore aggiunto nella gestione della propriet\u00e0, che deve essere sfruttato. In futuro, il beneficio principale sar\u00e0 nell'area del BIM (Building Information Modelling), ha previsto Rieder. Per questo motivo la Posta, in quanto impresa statale, si affida da tempo alle innovazioni interne. Con IntelliClean, ha creato un nuovo prodotto che \u00e8 stato in grado di ridurre la necessit\u00e0 di pulizia del 15 per cento nei dodici edifici di prova grazie all'uso intelligente dei sensori. Nel 2019, altre 30 propriet\u00e0 postali dovrebbero poter essere gestite in modo pi\u00f9 efficiente utilizzando IntelliClean, ha annunciato Rieder. Ha anche chiesto un passaggio da un approccio puramente \"orientato al compito\" al funzionamento degli edifici e verso un \"servizio su richiesta\".<\/p>\n<p><strong>Molte aree di applicazione dell'IoT nel settore immobiliare<\/strong><\/p>\n<p>Gerald Kremer, <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/credit-suisse-am-beruft-chief-digital-officer\/\">Nuovo Chief Digital Officer Global Real Estate presso Credit Suisse Asset Management AG da ottobre 2018<\/a>ha sottolineato che attualmente solo circa l'uno per cento degli oggetti che potrebbero potenzialmente far parte dell'Internet delle cose sono gi\u00e0 collegati a Internet. Ma secondo le previsioni, entro il 2020 ci saranno \"pi\u00f9 oggetti che persone su internet\". Per allora, un totale di circa 50 miliardi di oggetti sar\u00e0 \"online\". Nel settore immobiliare, il mercato degli edifici intelligenti raggiunger\u00e0 un volume di 36 miliardi di franchi svizzeri. Allo stesso tempo, le aziende devono ammettere che il 75% di tutti i progetti IoT richiedono il doppio del tempo previsto all'inizio. Non \u00e8 quindi sorprendente che l'\"Internet delle cose\" non dovrebbe raggiungere il plateau di produttivit\u00e0 fino al 2023 (secondo il Gartner Hype Cycle 2o18). Per gli investitori e i gestori patrimoniali, Kremer vede tre aree di applicazione principali per l'IoT. Nel property e facility management, per esempio, Credit Suisse vede l'ottimizzazione dell'efficienza energetica, il funzionamento predittivo degli edifici e i processi di fatturazione completamente automatizzati (\"smart metering\") come i pi\u00f9 importanti. Inoltre, il rapporto tra propriet\u00e0 e utente sta diventando pi\u00f9 interattivo, grazie alle app per inquilini, per esempio. Infine, le applicazioni IoT stanno anche aprendo modelli di business completamente nuovi, come ad esempio nell'interfaccia tra il settore immobiliare e quello energetico.<\/p>\n<p>L'\"Internet of
