Nello stesso periodo dell'anno precedente, il reddito dalla vendita di condomini era superiore di 9,4 milioni. Nel periodo di riferimento, tuttavia, il reddito da locazione \u00e8 migliorato di 4,7 milioni a 208,9 milioni. L'aumento \u00e8 derivato principalmente dal <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/psp-kauf-von-rothschild-immobilien\/\">Acquisizione del portafoglio Rothschild<\/a> con propriet\u00e0 nella Svizzera occidentale e in Ticino.<\/p>\n<p>Il reddito netto (compresi gli effetti di valutazione) \u00e8 aumentato significativamente rispetto allo stesso periodo dell'anno precedente, raggiungendo 220,3 milioni dopo 164,8 milioni nei primi tre trimestri del 2017. L'aumento \u00e8 derivato principalmente dalla rivalutazione di 107,6 milioni, riferisce PSP. Di questi, 91,5 milioni provengono dalla valutazione del portafoglio a met\u00e0 2018 e 16 milioni dalla rivalutazione dell'immobile di investimento Grosspeter Tower a Basilea e dell'immobile di sviluppo Atmos a Zurigo Ovest a fine settembre 2018.<\/p>\n<h2>Il progetto alla Bahnhofplatz di Zurigo sar\u00e0 ritardato<\/h2>\n<p>Anche il <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/zuerich-psp-baut-abgebrannte-haeuser-wieder-auf\/\">Il progetto Bahnhofquai\/-platz a Zurigo danneggiato da un grande incendio<\/a> era stato sottoposto a un'analisi di valore, che per\u00f2 non ha portato a una differenza di valutazione, continu\u00f2 PSP. La societ\u00e0 immobiliare vuole preservare le facciate elencate rimanenti e ricostruire gli edifici nel loro aspetto precedente. Secondo le conoscenze attuali, la prima fase sar\u00e0 ritardata di circa 1,5 anni e i lavori dureranno fino alla met\u00e0 del 2021.<\/p>\n<p>Alla data di riferimento di fine settembre 2018, il valore netto d'inventario (NAV) per azione era di 88,61 franchi (fine 2017: 86,96 franchi). Il NAV prima della deduzione delle imposte differite ammonta a 106,71 CHF (fine 2017: 104,22 CHF).<\/p>\n<p>Il valore di bilancio dell'intero portafoglio era di circa 7,4 miliardi a fine settembre 2018 (fine 2017: 7,05 miliardi). Tra le altre cose, PSP ha acquisito il sito di un ex immobile in leasing a Berna. Nella primavera del 2018, la Grosspeter Tower di Basilea \u00e8 stata completata e riclassificata nel portafoglio investimenti. Sono stati venduti un immobile a Petit-Lancy (Ginevra) e un progetto di sviluppo a Rheinfelden. Le propriet\u00e0 in Bernerstrasse S\u00fcd 167\/169 a Zurigo e in Route des Arsenaux 41 a Friburgo sono anche vicine alla vendita, riferisce PSP.<\/p>\n<p>Il tasso di posti vacanti \u00e8 sceso dal 6,8% a met\u00e0 2018 al 6,1% a fine settembre 2018, con 1,2 punti percentuali del tasso totale di posti vacanti attribuibili ai lavori di ristrutturazione in corso, ha detto PSP.<\/p>\n<p>Per l'esercizio 2018, PSP conferma un Ebitda (esclusi gli effetti di valutazione) di 240 milioni (2017: 242,2 milioni). La societ\u00e0 immobiliare si aspetta ora un tasso di sfitto pi\u00f9 basso del cinque per cento.
