Nel corso dell'esercizio, gli immobili di nuova costruzione di Aarburg ed Ermatingen sono stati trasferiti al portafoglio e il numero di appartamenti \u00e8 aumentato di 135 unit\u00e0, raggiungendo i 3.736. In totale, alla data di riferimento del 30 giugno 2018, l'Immofonds aveva in portafoglio 125 immobili in 61 localit\u00e0 svizzere.<\/p>\n<p>Il tasso di perdita di reddito da locazione \u00e8 del 5% (anno precedente: 5,1%), mentre il tasso di perdita di reddito da locazione per gli immobili esistenti \u00e8 del 3,8%. Questo dato \u00e8 indicativo dell'elevata commerciabilit\u00e0 degli appartamenti, afferma la fund manager Gabriela Theus. Nell'esercizio sono stati investiti 9,4 milioni di franchi svizzeri in ristrutturazioni. \"Nei prossimi anni realizzeremo sempre pi\u00f9 il potenziale di utilizzo esistente nel portafoglio\", prosegue Theus.<\/p>\n<p>Nello scorso esercizio finanziario, l'Immofonds ha acquisito un immobile ad uso ufficio e commerciale in una posizione centrale di Basilea; \u00e8 stato inoltre effettuato uno swap immobiliare in vista di uno sviluppo a medio termine di un sito a Effretikon. In totale, nell'esercizio finanziario il fondo ha investito 24,3 milioni in nuovi immobili.<\/p>\n<h2>Utile netto di 42,7 milioni<\/h2>\n<p>I ricavi da locazione sono aumentati da 68,5 a 70,8 milioni, mentre le spese sono state di 28,1 milioni. L'utile netto \u00e8 stato di 42,7 milioni, il 3,8% in pi\u00f9 rispetto all'anno precedente. L'aumento del reddito totale del 46,9% a 91,5 milioni \u00e8 dovuto da un lato alla plusvalenza sulla vendita della propriet\u00e0 di Effretikon e dall'altro alle plusvalenze non realizzate, che sono aumentate a 45,8 milioni, secondo un comunicato.<\/p>\n<p>Anche quest'anno l'Immofonds distribuir\u00e0 13,50 franchi per unit\u00e0; il rendimento di distribuzione in relazione al prezzo di chiusura del mercato azionario il 30 giugno 2018 \u00e8 quindi del 3,1%.<\/p>\n<h2>Due cambiamenti nel Consiglio di amministrazione<\/h2>\n<p>Sono in corso due cambiamenti nel Consiglio di amministrazione della societ\u00e0 di gestione dei fondi Immofonds: Dieter Widmer \u00e8 stato nominato Presidente del Consiglio di amministrazione della Aargauische Kantonalbank. Ren\u00e9 Chopard sar\u00e0 proposto per l'elezione al suo posto all'assemblea generale del 29 novembre 2018. Chopard \u00e8 vicepresidente del Consiglio di amministrazione e responsabile di Private Clients &amp; Private Banking di Aargauische Kantonalbank e membro del Consiglio di amministrazione. Inoltre, Theodor Keiser, ex direttore finanziario della Zuger Kantonalbank, si \u00e8 ritirato e non si candider\u00e0 alla rielezione. Al suo posto, sar\u00e0 proposto per l'elezione al Consiglio di amministrazione Peter Bucher, responsabile degli investitori immobiliari della Zuger Kantonalbank.<\/p>\n<p>Immofonds \u00e8 uno dei dieci maggiori fondi immobiliari quotati in Svizzera.
