L'Hotel Eden au Lac di Zurigo \u00e8 chiuso per una ristrutturazione totale e quindi non ha pagato alcun affitto nel periodo di riferimento. L'EBITDAR ha raggiunto i 24,9 milioni, che corrisponde a un margine EBITDAR dell'86,1% (anno precedente: 24,8 milioni o 84,7%). Il valore di mercato dell'intero portafoglio immobiliare \u00e8 di 1,2 miliardi.<\/p>\n<p>Secondo il rapporto, i tre hotel della Victoria-Jungfrau Collection hanno generato un fatturato netto di 28,2 milioni nella prima met\u00e0 del 2018, rispetto ai 28,8 milioni dell'anno precedente. Depurato dal contributo di 3,5 milioni dell'Eden au Lac di Zurigo, chiuso dalla fine del 2017, il fatturato \u00e8 aumentato di oltre l'11% nel periodo di riferimento. Il numero di pernottamenti negli hotel \u00e8 stato di circa 56.400 con una tariffa media per camera di 364 franchi (anno precedente: 354 franchi). L'EBITDAR \u00e8 passato da 3,3 a 3,9 milioni, il che corrisponde a un margine del 13,7%.<\/p>\n<h2>Perdita dovuta a effetti una tantum<\/h2>\n<p>Il fatturato del Gruppo Aevis Victoria \u00e8 sceso del 5,2% a 319,1 milioni nel periodo in esame (anno precedente: 336,6 milioni). Il calo \u00e8 dovuto a effetti una tantum nel segmento ospedaliero di Swiss Medical Network: tariffe TARMED pi\u00f9 basse dall'inizio del 2018, una svalutazione una tantum dovuta a una sentenza del Tribunale federale, che ha richiesto una riduzione retroattiva delle tariffe TARMED per gli esercizi dal 2014 al 2017, e una riduzione temporanea dell'attivit\u00e0 dovuta a lavori di costruzione negli ospedali di Rothrist, Ginevra e Sion. Senza questi effetti, secondo l'azienda, il fatturato totale sarebbe aumentato del 3%. A livello di Gruppo, l'EBITDA \u00e8 stato di 31,8 milioni dopo i 42,9 milioni dell'anno precedente. Aevis Victoria ha registrato una perdita netta di 1,6 milioni per il periodo in esame, dopo aver generato un utile netto di 12,2 milioni nella prima met\u00e0 dell'anno. Escludendo gli effetti una tantum, l'utile netto sarebbe stato di 2 milioni nei primi sei mesi del 2018, secondo la societ\u00e0.<\/p>\n<p>Per l'esercizio in corso, Aevis Victoria prevede una crescita delle vendite a una cifra e un miglioramento della redditivit\u00e0. Sono previste ulteriori acquisizioni. Oltre a Swiss Medical Network, al gruppo alberghiero Victoria-Jungfrau Collection e a Swiss Healthcare Properties, il Gruppo Aevis Victoria comprende anche il fornitore di telemedicina Medgate e il marchio Nescens, un fornitore di servizi anti-et\u00e0 che gestisce anche centri benessere e spa.<em> (ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Nella sua relazione per il primo semestre 2018, Aevis Victoria scrive che sta esaminando uno spin-off parziale per Swiss Healthcare Properties.
