I principali fattori di crescita sono stati un aumento del cinque per cento del reddito da affitti a 14,4 milioni (anno precedente: 13,7 milioni) e il risultato della rivalutazione di 1,6 milioni (anno precedente: 0,2 milioni).<\/p>\n<p>Con 8,4 milioni, l'utile consolidato ha raggiunto un nuovo livello record nella storia dell'azienda. Escludendo le rivalutazioni, l'utile \u00e8 passato da 6,4 a 7,2 milioni (+12,5%) rispetto allo stesso periodo dell'anno scorso. Il ritorno sul patrimonio netto \u00e8 stato riferito al 5,7 per cento.<\/p>\n<p>Nel periodo in esame, i ricavi da locazione sono aumentati di poco meno del sette per cento, raggiungendo 17,3 milioni (anno precedente: 16,2 milioni). La Warteck Invest cita come ragioni sia le acquisizioni che il completamento dei progetti nell'anno precedente e nel periodo di riferimento. Il tasso di sfitto \u00e8 aumentato dal 3,8 al 4,7 percento, soprattutto a causa di periodi di assorbimento pi\u00f9 lunghi per i progetti di nuova costruzione, ma il reddito locativo effettivo \u00e8 comunque aumentato del cinque percento a 16,4 milioni (anno precedente: 15,6 milioni). La maggior parte del reddito da locazione (43,4%) proviene da appartamenti e dall'uso di uffici (26,7%).<\/p>\n<p>Il rendimento lordo del portafoglio (affitto target in relazione al valore di mercato) \u00e8 stato del 4,9% nel periodo in esame (anno precedente: 5,0%). Il rendimento netto (rendimento lordo meno gli sfitti, le perdite su crediti, i costi operativi e la manutenzione) \u00e8 sceso dal 4,2% al 4,1%. La performance (rendimento netto pi\u00f9 risultato della rivalutazione), invece, \u00e8 aumentata dal 4,3 al 4,4 per cento grazie all'utile delle rivalutazioni.<\/p>\n<h2>Il valore di mercato del portafoglio aumenta<\/h2>\n<p>Il valore di mercato del portafoglio \u00e8 aumentato dell'1,5% a 728,2 milioni nel periodo in esame (31.12.2017: 717,7 milioni). Secondo Warteck Invest, il motivo di questo aumento \u00e8 stato principalmente gli investimenti in progetti di ristrutturazione e nuove costruzioni con un volume di 9,3 milioni, nonch\u00e9 il risultato positivo delle rivalutazioni (1,6 milioni). La societ\u00e0 immobiliare non ha acquisito alcun immobile nel periodo in esame, ma nella seconda met\u00e0 dell'anno ha acquistato un immobile residenziale e commerciale completamente affittato nella Hauptstrasse a Binningen (BL) con un reddito locativo previsto di CHF 230'000 all'anno.<\/p>\n<p>Il nuovo progetto di costruzione in St. Gallerstrasse 25-31 a Wil (SG) \u00e8 stato completato in luglio secondo i tempi previsti. Secondo la Warteck Invest, gli 81 appartamenti genereranno un reddito annuo da locazione (al netto degli interessi di locazione dell'edificio) di circa 1,5 milioni. I costi di costruzione di questo progetto ammontano a circa 29 milioni. Al momento del completamento, pi\u00f9 della met\u00e0 degli appartamenti erano affittati.<\/p>\n<p>Lo sviluppo del sito \"Hagnau-Sch\u00e4nzli\" a Muttenz (BL) ha superato un importante ostacolo: <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/muttenz-gruenes-licht-fuer-entwicklung-der-hagnau-areale\/\">L'assemblea municipale ha approvato tutti e tre i piani di quartiere a giugno.<\/a> Un edificio residenziale e commerciale con una superficie lorda di 12.000 metri quadrati \u00e8 previsto sul terreno di Warteck Invest. Tuttavia, la realizzazione del progetto non pu\u00f2 iniziare fino al 2022 al pi\u00f9 presto a causa di un esproprio temporaneo del terreno da parte dell'Ufficio federale delle strade (USTRA), secondo la societ\u00e0 immobiliare. <em>(ah)<\/em><\/p>","protected":false},"excerpt":{"rendered":"<p>Warteck Invest riporta un utile consolidato di 8,4 milioni di franchi per il primo semestre 2018.
