I redditi da locazione sono aumentati a 138,7 milioni (periodo precedente: 136,4 milioni), mentre i lavori propri capitalizzati sono passati da 1,3 milioni a 3,3 milioni rispetto al primo semestre del 2017.<\/p>\n<p>Le spese operative sono aumentate di 1,9 milioni a 29,0 milioni, mentre gli oneri finanziari sono diminuiti di 1,5 milioni a 11,5 milioni.<\/p>\n<p>PSP Swiss Property ha persino registrato un aumento dell'utile netto, inclusi gli effetti di valutazione, di 64,1 milioni a 158,3 milioni (anno precedente: 94,2 milioni). Secondo la societ\u00e0 immobiliare, ci\u00f2 \u00e8 dovuto principalmente alla rivalutazione di 91,5 milioni nell'ambito della rivalutazione periodica degli immobili (anno precedente: rivalutazione di 17,7 milioni). Allo stesso tempo, le spese fiscali sono aumentate di 15,7 milioni a 40,5 milioni rispetto al primo semestre del 2017. L'utile per azione, inclusi gli effetti di valutazione, \u00e8 stato di 3,45 franchi svizzeri, mentre l'utile netto per azione, esclusi gli effetti di valutazione, che costituisce la base per la distribuzione del dividendo, \u00e8 stato di 1,87 franchi svizzeri (anno precedente: 1,75 franchi).<\/p>\n<p>A fine giugno 2018, il patrimonio netto per azione (valore patrimoniale netto; NAV) ammontava a 87,17 franchi svizzeri (fine 2017: 86,96 franchi svizzeri), compreso il pagamento del dividendo di 3,40 franchi svizzeri per azione in aprile. Il NAV prima della deduzione delle imposte differite ammontava a 105,14 franchi (fine 2017: 104,22).<\/p>\n<p>Il valore di bilancio dell'intero portafoglio ammontava a 7,342 miliardi a fine giugno (fine 2017: 7,046 miliardi). Nel primo trimestre <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/psp-kauf-von-rothschild-immobilien\/\">il portafoglio immobiliare acquisito da Edmond de Rothschild<\/a> \u00e8 stato integrato e <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/basel-bayer-wird-ankermieter-im-grosspeter-tower\/\">la Torre Grosspeter di Basilea<\/a> e riclassificato nel portafoglio investimenti. Secondo PSP, il suggestivo edificio vicino alla stazione ferroviaria di Basilea FFS \u00e8 ora quasi completamente affittato.<\/p>\n<h2>Pre-locazione per sviluppi di progetti<\/h2>\n<p>PSP ha segnalato una serie di accordi di prelocazione per gli sviluppi dei progetti in corso: <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/no18-wird-ankermieter-am-bahnhofplatz-1-in-zuerich\/\">Il provider di co-working No18 si trasferir\u00e0 nel progetto di ristrutturazione di fronte alla stazione centrale di Zurigo alla fine del 2019.<\/a> Il gruppo alberghiero tedesco Ruby Hotels &amp; Resorts diventer\u00e0 un inquilino di Beatenplatz; l'apertura del primo Ruby Hotel a Zurigo, con circa 210 camere, \u00e8 prevista per il 2021.<\/p>\n<p>Nell'immobile ristrutturato in Hardturmstrasse 161\/F\u00f6rrlibuckstrasse 150 a Zurigo-Ovest, 4.200 metri quadrati sono stati affittati a UBS. Da aprile Westhive offre spazi di co-working per start-up e aziende nei settori del marketing e della tecnologia.<\/p>\n<p>A marzo \u00e8 iniziata la demolizione dei due edifici Orion in F\u00f6rrlibuckstrasse 178\/180 e Hardturmstrasse 181\/183\/185, sempre a Zurigo-Ovest. Qui verr\u00e0 costruito un edificio per uffici entro il 2021 per un importo di circa 130 milioni. PSP ha annunciato che a breve potrebbe essere concluso un importante contratto di locazione con un noto anchor tenant.<\/p>\n<h2>Vendite a Zurigo e Rheinfelden in corso<\/h2>\n<p>Nell'ambito di un programma di razionalizzazione del portafoglio, la societ\u00e0 immobiliare <a href=\"https:\/\/www.immobilienbusiness.ch\/it\/psp-swiss-property-bereinigt-portfolio-im-kanton-genf\/\">Propriet\u00e0 a Petit-Lancy venduta per 55 milioni a fine giugno 2018<\/a>L'utile ante imposte \u00e8 stato di 2,3 milioni. Secondo il comunicato, anche la propriet\u00e0 di Bernerstrasse S\u00fcd 167\/169 a Zurigo e il progetto di sviluppo Bahnhofareal a Rheinfelden sono in procinto di essere venduti.<\/p>\n<p>Il tasso di sfitto del portafoglio \u00e8 sceso dall'8,2% (alla fine del 2017) al 6,8% nella prima met\u00e0 dell'anno. Del tasso di sfitto totale, un punto percentuale \u00e8 attribuibile ai lavori di ristrutturazione in corso. Alla fine di giugno, l'87% dei contratti di locazione con un volume di 29,1 milioni in scadenza quest'anno era stato rinnovato o prorogato.<\/p>\n<p>Dopo la data di chiusura del bilancio, con effetto dal 31 luglio 2018, PSP ha acquistato l'immobile in locazione di Zeughausgasse 26 a Berna per 7,9 milioni.<\/p>\n<p>PSP Swiss Property alza le sue previsioni per l'intero anno: Si prevede ora un EBITDA (esclusi gli effetti di valutazione) di 240 milioni, rispetto alla precedente previsione di 235 milioni.
