Secondo la societ\u00e0, il primo semestre del 2017 \u00e8 stato caratterizzato in particolare da una forte spinta delle rivalutazioni e dal successo particolarmente elevato della vendita di immobili - a questo proposito, il risultato del semestre in corso \u00e8 stato inferiore, come previsto.<\/p>\n<p><strong>\u00a0<\/strong><strong>Minore risultato di rivalutazione<\/strong><\/p>\n<p>L'utile attribuibile agli azionisti Mobimo compresa la rivalutazione ammonta a 37,6 milioni di franchi nel periodo in esame (primo semestre 2017: 62,4 milioni di franchi) e a 24,4 milioni di franchi esclusa la rivalutazione (40,1 milioni di franchi). A livello di EBIT, \u00e8 stato realizzato un risultato di 57,3 milioni di CHF (92,9 milioni di CHF) e di 39,6 milioni di CHF senza rivalutazione (62,3 milioni di CHF). Questo risultato aziendale ha prodotto un utile per azione di CHF 6.04 (CHF 10.03), esclusa la rivalutazione CHF 3.92 per azione (CHF 6.46).<\/p>\n<p>La rivalutazione degli immobili da investimento e degli immobili da investimento in costruzione ha comportato un utile di 17,7 milioni di CHF nel periodo in esame (primo semestre 2017: 30,6 milioni di CHF). Il contributo maggiore al risultato di rivalutazione \u00e8 venuto dagli immobili in costruzione per il portafoglio proprio, con un risultato di rivalutazione di 18,0 milioni di CHF (primo semestre 2017: 23,8 milioni di CHF).<\/p>\n<p>A causa dei cambiamenti nel portafoglio, ovvero delle singole vendite, Mobimo ha registrato nel primo semestre del 2018 un reddito da locazione leggermente inferiore (54,7 milioni di franchi dopo 56,4 milioni di franchi nello stesso periodo dell'anno precedente); il tasso di sfitto \u00e8 rimasto praticamente invariato nel contesto impegnativo a un relativamente basso 5,1 per cento (31 dicembre 2017: 4,9 %).<\/p>\n<p><strong>Prospettiva positiva <\/strong><\/p>\n<p>In vista dei prossimi completamenti degli immobili residenziali e commerciali nel sito Labitzke di Zurigo, del Seehallen di Horgen, dell'Aeschbachquartier di Aarau e del Mattenhof di Kriens, nonch\u00e9 di progetti minori e dell'integrazione dell'ampio portafoglio di immobili Fadmatt (l'acquisizione dovrebbe essere completata il 22 agosto), Mobimo prevede per l'esercizio 2019 un aumento dei ricavi da locazione di circa 27 milioni di franchi rispetto all'esercizio 2017, che corrisponde a una crescita di circa il 24%, afferma l'azienda.<\/p>\n<p>Nel complesso, l'azienda crede di essere \"molto ben posizionata per avere successo\" in un ambiente caratterizzato dalla crescita economica da un lato e dai continui bassi tassi di interesse dall'altro. Il consiglio di amministrazione e la direzione sono convinti che l'azienda continuer\u00e0 ad avere un buon rendimento nella seconda met\u00e0 dell'anno e oltre: \"Mobimo rimarr\u00e0 un titolo con un payout interessante\".
