Soprattutto grazie ai tassi di interesse ipotecari storicamente bassi, nel terzo trimestre il finanziamento degli immobili residenziali \u00e8 tornato a essere pi\u00f9 conveniente. \"Tuttavia, a causa dei prezzi elevati e della regolamentazione, questo ha solo un impatto limitato sulla domanda di case di propriet\u00e0\", affermano gli esperti della ZKB. \"Per questo motivo ci aspettiamo solo un leggero aumento dei prezzi delle case nei prossimi trimestri\".<\/p>\n<p>In contrasto con la stabilit\u00e0 dei prezzi delle transazioni, anche i prezzi delle offerte sul portale Homegate.ch sono aumentati nel terzo trimestre del 2016, secondo l'analisi di ZKB. In Svizzera la crescita \u00e8 di poco inferiore all'1%, nell'area economica di Zurigo addirittura dell'1,6%. Nel secondo trimestre, i prezzi richiesti sono gi\u00e0 aumentati di un importo simile. Tuttavia, a causa dell'andamento dei prezzi di transazione, i ricercatori della ZKB prevedono una crescita contenuta anche per i prezzi di domanda.<\/p>\n<p>ZKB ritiene che il mercato degli affitti abbia gi\u00e0 raggiunto il suo picco, poich\u00e9 i canoni di mercato si muovono a malapena, sia nel cantone di Zurigo che in tutta la Svizzera. Secondo i ricercatori, i tassi di interesse negativi sono il principale fattore che incide sull'offerta: La costruzione di edifici per appartamenti \u00e8 interessante per gli investitori e l'attivit\u00e0 edilizia \u00e8 elevata.
