Sebbene il miglioramento dell'economia abbia sostenuto la domanda di immobili residenziali, i tassi di interesse ipotecari in leggero aumento e l'intensificarsi della concorrenza con gli appartamenti in affitto sfitti, tra gli altri fattori, hanno impedito un aumento dei prezzi, secondo i ricercatori di UBS.<\/p>\n<p>Secondo il sondaggio, le case unifamiliari hanno registrato un leggero aumento di prezzo dello 0,1% rispetto al trimestre precedente, mentre i prezzi dei condomini sono diminuiti dello 0,9%. Rispetto all'anno precedente, i prezzi d'acquisto dei condomini sono addirittura diminuiti del due per cento - il calo pi\u00f9 forte dal 1998.<\/p>\n<p>Nel frattempo, i ricercatori di UBS hanno registrato una domanda invariata di investimenti buy-to-let e il rapporto tra prezzi di acquisto e di affitto indica una \"persistente e malsana dipendenza dai tassi di interesse del mercato immobiliare occupato dai proprietari\", scrivono ancora.<\/p>\n<p>Il calo dell'indice di bolla immobiliare si riflette anche a livello regionale: le regioni di Lucerna e dell'Oberland zurighese non sono pi\u00f9 tra le regioni a rischio.
