Nell'anno precedente il dato era pi\u00f9 che doppio, pari al 16,9%. Mentre il tasso di sfitto nel segmento residenziale era solo del 2,2% (anno precedente: 2,1%), il 19,5% degli spazi commerciali del portafoglio Plazza era sfitto. L'anno precedente la percentuale era del 44,9%.<\/p>\n<p>Alcuni dei nuovi contratti di locazione stipulati sono stati gi\u00e0 contabilizzati nel conto economico nel periodo in esame, aumentando i proventi immobiliari da 14,8 milioni di franchi svizzeri dell'anno precedente a 15,7 milioni di franchi svizzeri. Il 60% delle entrate immobiliari proviene da immobili residenziali, mentre il 16% \u00e8 generato da immobili commerciali.<\/p>\n<p>Le spese operative, pari a 5,4 milioni, sono rimaste al livello dell'anno precedente (5,5 milioni). Il risultato operativo prima di ammortamenti e rivalutazioni \u00e8 aumentato del 10,3%, raggiungendo i 10,7 milioni (anno precedente: 9,7 milioni). Il reddito da rivalutazione, pari a 10,4 milioni, \u00e8 stato inferiore a quello dell'anno precedente (15,0 milioni). Di conseguenza, l'utile di Plazza, pari a 17,0 milioni, \u00e8 leggermente inferiore a quello dell'anno precedente, quando la societ\u00e0 aveva registrato un utile di 19,5 milioni.<\/p>\n<h2>Investimenti per oltre 44 milioni di franchi<\/h2>\n<p>Nell'esercizio 2017, Plazza ha investito 44,2 milioni (anno precedente: 24,5 milioni), la maggior parte dei quali in progetti di sviluppo. Il valore del portafoglio \u00e8 aumentato di 54,6 milioni, raggiungendo i 590,6 milioni nel periodo di riferimento (anno precedente: 536,0 milioni).<\/p>\n<p>Plazza ha attualmente tre progetti di sviluppo: a Wallisellen, Crissier e Regensdorf. La costruzione della prima fase a Crissier inizier\u00e0 non prima del 2020, mentre la realizzazione del progetto a Regensdorf \u00e8 prevista non prima di cinque-otto anni, secondo Plazza. Alla fine di dicembre 2017 era stato affittato il 60% dei 218 appartamenti del complesso \"Im Glattgarten\" a Wallisellen; l'occupazione sar\u00e0 scaglionata a partire dall'inizio di giugno 2018.<\/p>\n<p>Plazza prevede che i ricavi immobiliari aumenteranno di circa un quarto nell'esercizio 2018, in parte grazie ai canoni di locazione dello sviluppo \"Im Glattgarten\", che saranno generati a partire dalla met\u00e0 del 2018, e alla riduzione del tasso di sfitto degli spazi commerciali. L'utile prima della rivalutazione dovrebbe aumentare di circa un terzo nel 2018 rispetto al 2017.
