Peach Property cita come motivi dell'aumento la massiccia espansione del portafoglio esistente, la gestione degli asset e l'aumento dei redditi da locazione e dei successi nelle locazioni. Anche gli effetti una tantum, in particolare le plusvalenze valutarie di 7 milioni, hanno avuto un impatto positivo sul risultato.<\/p>\n<p>Nel periodo in esame, il portafoglio residenziale \u00e8 salito a circa 7.000 unit\u00e0 con una superficie abitabile di quasi 445.000 mq (anno precedente: 3.129 unit\u00e0, 210.000 mq). In totale, nell'esercizio 2017 sono state acquistate pi\u00f9 di 3.800 unit\u00e0 abitative, di cui nel 2017 \u00e8 avvenuto anche il trasferimento di propriet\u00e0 per circa 2.400 unit\u00e0. Gli acquisti sono stati effettuati in citt\u00e0 tedesche di serie B come Oberhausen e Duisburg (1.114 unit\u00e0), oltre che nella grande area di Bielefeld, a Bochum, Kaiserslautern e in Assia e Turingia.<\/p>\n<p>Grazie alle acquisizioni e alla riduzione del tasso di sfitto dal 20,3% al 16,3%, i ricavi da locazione nel 2017 sono aumentati di quasi l'83% a 16,3 milioni rispetto all'anno precedente. Il reddito locativo target annualizzato di tutte le unit\u00e0 registrate \u00e8 aumentato addirittura del 109%, raggiungendo i 34 milioni. Il valore di mercato delle propriet\u00e0 esistenti \u00e8 raddoppiato da 226 a 452 milioni, e il valore di mercato dell'intero portafoglio \u00e8 aumentato del 58% a 520 milioni nel 2017 rispetto all'anno precedente.<\/p>\n<h2>Il portafoglio di sviluppo si riduce<\/h2>\n<p>Secondo Peach Property, alla fine del 2017 era stato venduto oltre l'80% degli appartamenti del progetto \"Wollerau Park\" vicino a Zurigo. Altre notifiche sono seguite all'inizio del 2018, tanto che attualmente \u00e8 stato venduto circa il 90% delle unit\u00e0. Le prime consegne si sono svolte a partire da febbraio. Per il progetto \"Peninsula\" a W\u00e4denswil, la domanda di costruzione \u00e8 ancora prevista per marzo di quest'anno. I progetti in Germania, soprattutto \"yoo berlin\" e \"H36\" ad Amburgo, sono stati completati nel 2017. Ad eccezione di un appartamento a Berlino, tutti gli appartamenti sono stati venduti e consegnati ai proprietari, riferisce la societ\u00e0.<\/p>\n<p>Il patrimonio netto ai valori di mercato \u00e8 aumentato di oltre 100 milioni, raggiungendo i 272,2 milioni (anno precedente: 165,3 milioni) alla data di riferimento del 31 dicembre 2017. Secondo gli IFRS, i valori sono rispettivamente 258,5 e 148,9 milioni. Nel periodo in esame il rapporto tra capitale proprio e valori di mercato \u00e8 stato pari al 42,8%. Per azione, il NAV (valore di mercato) \u00e8 aumentato da 23,25 a 30,38 franchi.<\/p>\n<p>Per il 2018, Peach Property Group prevede un aumento significativo dei redditi da locazione, anche solo grazie alle acquisizioni effettuate nel 2017. La quota del portafoglio di sviluppo continuer\u00e0 a diminuire.<\/p>\n<p>Peach Property Group AG ha sede a Zurigo e la sede tedesca del Gruppo a Colonia ed \u00e8 quotata alla SIX Swiss Exchange.
