Al 31 dicembre 2017, il portafoglio comprendeva quindi 78 immobili in tutta la Svizzera. Il 71,9% degli immobili \u00e8 situato nella Svizzera tedesca e il 28,1% nella Svizzera latina.<\/p>\n<p>Il valore totale del portafoglio \u00e8 aumentato da 421,2 milioni a 596,4 milioni al 31 dicembre 2017 (+41,6%). L'obiettivo di reddito netto da locazione \u00e8 ora di 26,4 milioni, ovvero il 22% in pi\u00f9 rispetto all'anno precedente. Il rendimento del capitale investito per il 2017 \u00e8 stimato al 4,7%.<\/p>\n<p>Secondo la societ\u00e0 di gestione del fondo, l'aumento del reddito da locazione \u00e8 derivato dagli immobili acquisiti, dalle riaffittanze e dalla riduzione degli sfitti. Il periodo comparativo del 2016 si basa su un anno finanziario esteso (dal 6 agosto 2015 al 30 giugno 2016).  Il patrimonio netto del fondo \u00e8 aumentato di 108,2 milioni, raggiungendo i 517,7 milioni nel periodo di riferimento; la variazione \u00e8 dovuta in particolare alle acquisizioni con un valore di mercato di 168 milioni.<\/p>\n<p>I termini di locazione fissi ponderati (WAULT) sono passati da 5,9 a 6,9 anni. Secondo la societ\u00e0 di gestione dei fondi, l'aumento \u00e8 stato ottenuto grazie a nuovi contratti di locazione e a rinnovi anticipati in un terzo delle sedi. Sono stati concordati termini fino a 17 anni. Si \u00e8 continuato a concentrarsi sui beni di consumo quotidiano e si \u00e8 ampliata la base degli affittuari.<\/p>\n<p>Nella prima met\u00e0 del 2018 \u00e8 previsto l'inizio dei lavori di ristrutturazione dei siti di Bevaix e Bioggio, che dovrebbero essere completati rispettivamente nel secondo e nel quarto trimestre. Nell'anno in corso \u00e8 previsto anche un ampliamento selettivo del portafoglio; dopo la data di chiusura del bilancio sono gi\u00e0 stati acquistati quattro immobili per un valore di mercato di 47,7 milioni.
