Secondo i ricercatori di UBS, il calo \u00e8 stato determinato dalla stagnazione dei prezzi nominali delle case, dalla diminuzione della domanda di condomini come immobili d'investimento e dalla minore crescita del volume dei crediti. Con il 2,9%, la crescita dei volumi dei mutui \u00e8 scesa al livello pi\u00f9 basso degli ultimi 15 anni. Secondo UBS, tuttavia, la persistente debolezza dei redditi ha impedito per il momento una riduzione pi\u00f9 significativa degli squilibri sul mercato immobiliare residenziale.<\/p>\n<p>Il calo degli affitti ha portato a un aumento del rapporto acquisti-affitti nel primo trimestre del 2016. In particolare, gli affitti delle nuove costruzioni hanno subito una forte pressione. Secondo UBS, la ragione principale \u00e8 da ricercarsi nelle aspettative di tassi di interesse sempre pi\u00f9 bassi. Da un lato, ci\u00f2 porta a una riduzione della domanda di appartamenti in affitto, poich\u00e9 nella maggior parte dei comuni svizzeri l'acquisto di una casa \u00e8 pi\u00f9 conveniente dell'affitto grazie ai bassi tassi di interesse. Dall'altro lato, la crisi degli investimenti invoglia gli investitori a mantenere un elevato livello di attivit\u00e0 edilizia sul mercato degli immobili in affitto.<\/p>\n<p>Poich\u00e9 anche l'immigrazione netta nell'anno in corso dovrebbe essere inferiore del 15-25% rispetto all'anno precedente, a seconda della regione linguistica, i tassi di sfitto dovrebbero aumentare ulteriormente in tutte le parti del Paese e i canoni di locazione per i nuovi edifici continueranno a diminuire, secondo le previsioni di UBS.<\/p>\n<p><strong>Aumento dei posti vacanti, calo degli affitti<\/strong><\/p>\n<p>La combinazione tra il calo degli affitti e l'aumento del tasso di sfitto ha ridotto sensibilmente l'attrattiva degli investimenti buy-to-let. La percentuale di richieste di acquisto di appartamenti in buy-to-let \u00e8 leggermente diminuita per il quarto trimestre consecutivo.
