Il risultato prima delle imposte dovrebbe essere di circa 50 milioni di franchi, dice la societ\u00e0. Questo \u00e8 pi\u00f9 di tre volte tanto rispetto all'anno precedente, quando Peach Property ha raggiunto un utile prima delle imposte di 15,5 milioni.<\/p>\n<p>La ragione dell'aumento \u00e8 stata la forte espansione del portafoglio esistente cos\u00ec come la gestione degli asset, che ha permesso di raggiungere significativi aumenti di valore delle propriet\u00e0. Inoltre, gli effetti una tantum, in particolare i guadagni di valuta di oltre 7 milioni, hanno avuto un impatto positivo sul risultato.<\/p>\n<p>Peach ha pi\u00f9 che raddoppiato il suo portafoglio piatto da 3.150 a circa 7.000 unit\u00e0 l'anno scorso. Lo spazio abitativo affittabile \u00e8 stato ampliato a oltre 445.000 mq (anno precedente: 250.000 mq). Secondo i primi dati chiave, il reddito da locazione \u00e8 aumentato di circa il 77 per cento a 16,3 milioni nel 2017, riferisce la societ\u00e0 (anno precedente: 9,2 milioni). L'obiettivo di reddito locativo annualizzato alla data di riferimento \u00e8 aumentato del 109 per cento a 34 milioni.<\/p>\n<p>Secondo la societ\u00e0, il valore di mercato del portafoglio esistente \u00e8 di circa 450 milioni, mentre il portafoglio totale aveva un valore di mercato di 520 milioni alla fine del 2017. Alla fine del 2016, 226 milioni e 329 milioni rispettivamente.<\/p>\n<p>La base dei costi \u00e8 aumentata di circa il 25%. Il capitale proprio \u00e8 aumentato di circa il 70 per cento a oltre 250 milioni (anno precedente: 148 milioni) grazie all'utile del 2017, al collocamento di un'obbligazione convertibile e a un aumento di capitale. La percentuale di capitale proprio \u00e8 di circa il 40%.<\/p>\n<p>Peach Property si aspetta una crescita significativa degli affitti per il 2018.
