Pour pouvoir investir avec succ\u00e8s, une connaissance approfondie de ce segment de march\u00e9 est n\u00e9cessaire. Les trois intervenants, Hans Rudolf Hauri, CEO de Ruag Real Estate AG, Dominic de Vries, responsable du site de Stuttgart chez Beos AG, et Markus Faber, COO d'Apleona HSG AG, ont pr\u00e9sent\u00e9 des faits importants et des aper\u00e7us utiles sur le secteur.<\/p>\n<p><strong>L'esprit de service et l'\u00e9ducation des clients<\/strong><\/p>\n<p>Hans Rudolf Hauri a commenc\u00e9 par donner un aper\u00e7u des activit\u00e9s commerciales de Ruag Real Estate AG. Comme l'a expliqu\u00e9 Hauri, le d\u00e9veloppement syst\u00e9matique de parcs industriels comprend six \u00e9tapes importantes : Tout d'abord, la d\u00e9finition d'une structure de base et d'une orientation th\u00e9matique, puis la d\u00e9cision d'une architecture utilisable de mani\u00e8re flexible et l'organisation appropri\u00e9e du financement du projet ; ensuite, la cr\u00e9ation de \"zones centrales\", suivie de services appropri\u00e9s pour les utilisateurs du futur parc industriel (p. ex. installations de fitness, restauration et, le cas \u00e9ch\u00e9ant, une cr\u00e8che). Enfin, des possibilit\u00e9s d'utilisation r\u00e9sidentielle compl\u00e9mentaires sur le site. A l'aide d'exemples pratiques comme le Lerchenfeld \u00e0 Thoune ou le site industriel d'Altdorf, Hauri a montr\u00e9 les d\u00e9fis \u00e0 relever dans la planification, la construction et l'exploitation de parcs commerciaux ou industriels. L'un de ses conseils en mati\u00e8re de services : \"Nous devons \u00e9duquer les clients de mani\u00e8re \u00e0 ce qu'ils ne commandent que ce dont ils ont besoin\".<\/p>\n<p><strong>Nouvelle classe d'actifs : l'immobilier d'entreprise<\/strong><\/p>\n<p>Dominic de Vries a ensuite parl\u00e9 de la classe d'actifs de l'immobilier d'entreprise qui s'\u00e9tablit actuellement en Allemagne, mais qui manque encore de transparence. Il faut distinguer quatre cat\u00e9gories d'objets : L'immobilier de transformation, l'immobilier de production, les parcs d'activit\u00e9s et les objets de stockage\/logistique (d'une superficie maximale de 10 000 \u00e0 11 000 m\u00b2). \"L'immobilier d'entreprise repr\u00e9sente un march\u00e9 en croissance avec des potentiels de surface et de valeur consid\u00e9rables et offre des rendements \u00e9lev\u00e9s avec une faible volatilit\u00e9 par rapport \u00e0 d'autres cat\u00e9gories d'actifs\", a d\u00e9clar\u00e9 De Vries. Les rendements attendus dans ce segment sont toujours sup\u00e9rieurs d'environ 200 points de base \u00e0 ceux des bureaux ou du commerce de d\u00e9tail. Mais l'immobilier d'entreprise est lui aussi de plus en plus soumis \u00e0 la pression g\u00e9n\u00e9rale des rendements. Ce qui caract\u00e9rise cette classe d'actifs, c'est sa moindre d\u00e9pendance aux cycles du march\u00e9 et sa tr\u00e8s grande diversification. De Vries a conclu son expos\u00e9 par l'exemple du terrain acquis par Beos en 2011 \u00e0 Glinde, dans le Schleswig-Holstein, \u00e0 l'est de Hambourg, et du parc industriel Glinnkamp qui y a \u00e9t\u00e9 d\u00e9velopp\u00e9 et que l'entreprise a pu vendre r\u00e9cemment pour environ 100 millions d'euros.<\/p>\n<p><strong>De la solution mono-tenant \u00e0 la solution multi-tenant<\/strong><\/p>\n<p>Markus Faber a ensuite pr\u00e9sent\u00e9 des immeubles industriels et commerciaux du point de vue de l'exploitant et de l'utilisateur. Comme premier exemple, il a choisi le site industriel zurichois d'Oerlikon, qui a connu un processus de transformation impressionnant au cours des 20 derni\u00e8res ann\u00e9es avec l'aide d'Apleona et des entreprises qui l'ont pr\u00e9c\u00e9d\u00e9. Ce site industriel autrefois ferm\u00e9 (dans les ann\u00e9es 1930), qui comptait environ 3 000 ouvriers, se pr\u00e9sente aujourd'hui comme une zone mixte ouverte \u00e0 de nombreux groupes de population, avec les utilisations les plus diverses, de l'habitat aux loisirs en passant par le travail. \"Au final, on y trouvera 12 000 emplois et environ 5 500 habitants dans les diff\u00e9rents b\u00e2timents\", a d\u00e9clar\u00e9 Faber. Il a ajout\u00e9 que les immeubles dits \u00e0 usage unique sont souvent le moteur de la transformation. En Suisse aussi, le nombre d'utilisateurs uniques sur un site continue de diminuer. Cela ouvre la voie \u00e0 une r\u00e9affectation accrue de ces sites industriels et \u00e0 des solutions multi-locataires.
