L'objectif est d'anticiper au mieux les m\u00e9ga-tendances actuelles. Cette strat\u00e9gie doit permettre d'am\u00e9liorer le rendement net actuel du portefeuille tout en r\u00e9duisant le taux de vacance. \"En nous concentrant sur le d\u00e9veloppement de projets sur la base d'un pipeline de projets sain de plus de deux milliards de CHF, nous gagnons encore en vitesse pour cro\u00eetre par nos propres moyens et augmenter \u00e0 l'avenir la rentabilit\u00e9 de notre portefeuille de mani\u00e8re sup\u00e9rieure \u00e0 la moyenne\", d\u00e9clare Ren\u00e9 Zahnd, CEO de Swiss Prime Site.<\/p>\n<p>Le pipeline de Swiss Prime Site comprend actuellement une vingtaine de projets qui se trouvent dans les phases \"construction\", \"d\u00e9veloppement\" et \"vente\". Les projets \"en construction\" pr\u00e9sentent un volume d'investissement d'environ 600 millions. Dans ce cadre, plus de 100 000 m\u00b2 de surfaces utiles seront cr\u00e9\u00e9s entre 2017 et 2021. SPS pr\u00e9voit un volume de location suppl\u00e9mentaire de 37 millions et un rendement net de 5,4 pour cent (on cost).<\/p>\n<p>Dans le domaine des projets \"en d\u00e9veloppement\", des investissements de l'ordre de 900 millions sont pr\u00e9vus entre 2018 et 2023. Swiss Prime Site s'attend \u00e0 des revenus locatifs suppl\u00e9mentaires d'environ 50 millions \u00e0 partir des surfaces locatives estim\u00e9es qui en d\u00e9coulent, soit environ 130 000 m\u00b2 au total. Le rendement net estim\u00e9 des projets de d\u00e9veloppement s'\u00e9l\u00e8ve en moyenne \u00e0 4,6 pour cent (on cost).<\/p>\n<p>Pour deux projets, Swiss Prime Site est actuellement en cours de vente. L'entreprise s'attend \u00e0 une rentr\u00e9e de fonds d'environ 300 millions pour un b\u00e9n\u00e9fice avant imp\u00f4ts de l'ordre de 100 millions au total (p\u00e9riode : 2017-2021). Du point de vue de la soci\u00e9t\u00e9 immobili\u00e8re, un potentiel suppl\u00e9mentaire existe dans ses r\u00e9serves de terrains \u00e0 b\u00e2tir et d'utilisation d'une superficie totale
