Mais comment trouver le bon continent, le bon pays, la bonne ville pour un investissement ? Quels sont les secteurs \u00e0 prendre en consid\u00e9ration, quels sont les r\u00e9cipients appropri\u00e9s et - peut-\u00eatre le facteur le plus sensible - \u00e0 quels partenaires puis-je faire confiance en allant \u00e0 l'\u00e9tranger ?<\/p>\n<p><strong>Fonds immobiliers ferm\u00e9s\/fonds sp\u00e9ciaux immobiliers<\/strong><\/p>\n<p>Marcus Cieleback, Group Head of Research chez Patrizia Immobilien AG (Augsbourg), soci\u00e9t\u00e9 allemande cot\u00e9e au SDAX, a commenc\u00e9 par expliquer que les march\u00e9s immobiliers internationaux sont actuellement beaucoup plus compliqu\u00e9s qu'ils ne l'\u00e9taient d\u00e9j\u00e0, en raison de la situation particuli\u00e8re des taux d'int\u00e9r\u00eat bas et de l'importance des capitaux \u00e0 la recherche de possibilit\u00e9s de placement appropri\u00e9es. Une \"compression massive des rendements\" a eu lieu au cours des derni\u00e8res ann\u00e9es et pourtant, de nombreux capitaux sont toujours \u00e0 la recherche d'opportunit\u00e9s d'investissement sur les march\u00e9s immobiliers. Le recul actuel des volumes de transactions n'est pas d\u00fb \u00e0 une baisse de la demande, mais \u00e0 l'absence de produits de base sur les meilleurs march\u00e9s. Certains acteurs se sont donc \u00e9cart\u00e9s de l'id\u00e9e habituelle du core et ont choisi une strat\u00e9gie ABBA : investir dans des sites A (en situation B) ou dans des sites B (en situation A). Selon Cieleback, les classes d'actifs les plus attractives actuellement sont le segment r\u00e9sidentiel et - pour les trois \u00e0 cinq prochaines ann\u00e9es - les objets logistiques, surtout en raison de l'augmentation du commerce en ligne. En tant que soci\u00e9t\u00e9 d'investissement immobilier, Patrizia agit dans toute l'Europe aussi bien pour les grands investisseurs institutionnels que pour les investisseurs priv\u00e9s.<\/p>\n<p><strong>Placements immobiliers directs \u00e0 l'\u00e9tranger<\/strong><\/p>\n<p>Selon Ingo Bofinger MRICS, CEO depuis le d\u00e9but de l'ann\u00e9e de la fondation de placements immobiliers \u00e0 l'\u00e9tranger AFIAA qui investit directement, les investissements immobiliers prometteurs \u00e0 l'\u00e9chelle mondiale sont une t\u00e2che tr\u00e8s complexe. Parmi les d\u00e9fis \u00e0 relever, il y a l'exploration des conditions politiques g\u00e9n\u00e9rales et l'\u00e9valuation des changements d\u00e9mographiques dans les pays cibles. Selon Bofinger, il est avant tout d\u00e9cisif d'identifier \u00e0 temps les tendances mondiales - comme la num\u00e9risation - et d'en tirer les bonnes conclusions quant \u00e0 leurs cons\u00e9quences sur les march\u00e9s immobiliers des diff\u00e9rentes r\u00e9gions.  Il faut par exemple se demander comment les immeubles de bureaux australiens doivent \u00eatre con\u00e7us pour continuer \u00e0 attirer les bons locataires \u00e0 l'avenir, car les habitudes et les exigences des locataires diff\u00e8rent parfois consid\u00e9rablement d'une r\u00e9gion \u00e0 l'autre. D'une mani\u00e8re g\u00e9n\u00e9rale, il convient d'entretenir activement les r\u00e9seaux et d'avoir des partenaires fiables sur place, m\u00eame dans un contexte international. Selon Bofinger, des temps de r\u00e9action rapides exigent une pr\u00e9sence locale - ce qui permet aussi de conclure l'un ou l'autre deal hors march\u00e9. AFIAA est elle-m\u00eame active avec des bureaux \u00e0 New York et Sydney. La strat\u00e9gie de la fondation de placement est clairement ax\u00e9e sur les biens immobiliers de base dans les villes de cat\u00e9gorie A, notamment aux \u00c9tats-Unis, au Canada, en Australie et en Europe - tous des march\u00e9s tr\u00e8s liquides et transparents. \"Il faut toujours tenir compte des opportunit\u00e9s du march\u00e9 et de la situation politique ainsi que des conditions juridiques et fiscales\", a expliqu\u00e9 Bofinger. Avec sa strat\u00e9gie d'expansion \"2016+\", AFIAA veut faire passer son portefeuille immobilier international de 26 biens actuellement (valeur : 1,5 milliard de CHF) \u00e0 40 (plus de 3 milliards de CHF) \u00e0 moyen terme. Le portefeuille actuel d'AFIAA se situe \u00e0 environ 45 pour cent en Europe, 31 pour cent en Am\u00e9rique du Nord et 24 pour cent en Australie.<\/p>\n<p><strong>Solutions de fonds de fonds<\/strong><\/p>\n<p>Tout comme Cieleback, Sven Schaltegger, Director Indirect Real Estate Investments au Credit Suisse, et donc expert en mati\u00e8re de fonds de fonds (Fund of Funds\/FoF) pour les investisseurs institutionnels, voit actuellement de bonnes opportunit\u00e9s dans le domaine de la logistique : \"Nous sommes un grand fan de la logistique, notamment aux \u00c9tats-Unis\". En outre, les march\u00e9s du logement dans certains pays, comme l'Allemagne et les Pays-Bas, sont \u00e9galement attractifs pour les investissements. Toutefois, le choix de produits immobiliers indirects appropri\u00e9s aux Etats-Unis et en Europe n'est pas non plus facile ; de plus, dans certaines r\u00e9gions comme les Pays-Bas, il y a eu r\u00e9cemment des d\u00e9lais d'attente d'un \u00e0 deux ans entre la promesse de capital et l'investissement effectif. Selon Schaltegger, il est \u00e9galement recommand\u00e9 d'avoir un bon partenaire sur place pour les investissements \u00e0 l'\u00e9tranger : \"L'immobilier reste un business local, m\u00eame au niveau international\". Le Global Real Estate Fund Index, ou GREFI, une \u0153uvre commune de l'ANREV, de l'INREV et du NCREIF, offre un bon premier aper\u00e7u des v\u00e9hicules d'investissement immobilier non cot\u00e9s dans le monde. Actuellement, le GREFI couvre 26 pays avec 98 fonds aux Etats-Unis, 318 en Europe et 94 dans la r\u00e9gion Asie-Pacifique.<\/p>\n<p><strong>Exemple pratique PUBLICA<\/strong><\/p>\n<p>L'expos\u00e9 de Christoph Gerber, responsable du secteur immobilier \u00e0 la Caisse f\u00e9d\u00e9rale de pensions PUBLICA, a suscit\u00e9 un grand int\u00e9r\u00eat. Il a fourni un exemple pratique tr\u00e8s parlant : \"Nous avons planifi\u00e9 pour la premi\u00e8re fois en 2010\/2011 de nous rendre \u00e0 l'\u00e9tranger - et nous avons d'abord dit 'non'\". La d\u00e9cision n\u00e9gative reposait sur l'estimation que les risques non sp\u00e9cifiques \u00e0 l'immobilier \u00e0 prendre en compte dans de tels investissements n'\u00e9taient alors pas indemnis\u00e9s en cons\u00e9quence. Mais entre-temps, \"le monde a chang\u00e9\" et, apr\u00e8s une nouvelle \u00e9tude interne en 2015, les responsables de PUBLICA ont d\u00e9cid\u00e9 d'\u00e9laborer leur propre nouvelle strat\u00e9gie pour les investissements immobiliers \u00e0 l'\u00e9tranger. Un peu plus de deux ans apr\u00e8s cette d\u00e9cision, le premier achat a \u00e9t\u00e9 effectu\u00e9 il y a deux mois et 10 millions de CHF ont \u00e9t\u00e9 investis. Selon Gerber, la strat\u00e9gie d'investissement se concentre dans un premier temps sur les Etats-Unis, o\u00f9 environ 50 pour cent du volume d'investissement vis\u00e9 devrait atterrir. Par la suite, environ 20 pour cent seront investis en Asie et environ 30 pour cent dans les pays europ\u00e9ens. L'accent est mis sur les fonds immobiliers ouverts, mais on recherche \u00e9galement des mandats avec des fonds strat\u00e9giques sp\u00e9ciaux. Dans ce cas, on regarde par exemple si l'\u00e9metteur, c'est-\u00e0-dire la maison m\u00e8re, est \u00e9galement investi. Parall\u00e8lement, on fait confiance \u00e0 des conseillers actifs au niveau international, ne serait-ce qu'en raison de leurs connaissances du march\u00e9 et de leur expertise, et aussi parce qu'ils ont ainsi acc\u00e8s \u00e0 de grandes bases de donn\u00e9es. Selon Gerber, cela a permis de \"g\u00e9n\u00e9rer des connaissances\". \"Notre courbe d'apprentissage a \u00e9t\u00e9 raide\". Les investissements pr\u00e9vus doivent \u00eatre r\u00e9partis sur les quatre \u00e0 six prochaines ann\u00e9es, avec l'option d'investir \u00e0 l'\u00e9tranger sur une plus longue p\u00e9riode. Pour la diversification, on veut proc\u00e9der de mani\u00e8re analogue \u00e0 la strat\u00e9gie pr\u00e9sent\u00e9e par la caisse de pension sur le march\u00e9 national. L'un des objectifs de l'investissement \u00e0 l'\u00e9tranger est la diversification et la g\u00e9n\u00e9ration d'un rendement suppl\u00e9mentaire par rapport au march\u00e9 national n'est donc pas au premier plan. Lors d'investissements \u00e0 l'\u00e9tranger, PUBLICA attache \u00e9galement une grande importance au fait que les \u00e9metteurs des v\u00e9hicules d'investissement \u00e0 l'\u00e9tranger prennent \u00e9galement des risques : \"Nous aimons que la maison m\u00e8re soit \u00e9galement investie\".<\/p>\n<p>S'en est suivie une table ronde avec les intervenants, qui a \u00e9t\u00e9 ouverte \u00e0 la fin pour quelques questions du public.
