En raison notamment de la vente d'un grand immeuble \u00e0 Coire au cours de la p\u00e9riode pr\u00e9c\u00e9dente, les revenus locatifs ont diminu\u00e9 de 1,5 million de CHF au cours de l'exercice pour atteindre 68,3 millions.<\/p>\n<p>\"Les prix des immeubles d'habitation n'ont cess\u00e9 d'augmenter depuis plus de 15 ans et les rendements des biens propos\u00e9s sur le march\u00e9 ont baiss\u00e9 en cons\u00e9quence. C'est pourquoi IMMOFONDS a renonc\u00e9 au cours de l'exercice \u00e0 la fois \u00e0 une augmentation de capital et \u00e0 des acquisitions afin de garantir durablement le rendement\", explique Dominik Weber, directeur d'IMMOFONDS. Au lieu de cela, 38,9 millions de CHF ont \u00e9t\u00e9 investis dans des projets de construction en cours. Le lotissement d'Islikon (TG) a \u00e9t\u00e9 achev\u00e9 comme pr\u00e9vu au printemps 2015. A Muri (AG), la construction de 50 logements a d\u00e9but\u00e9 et \u00e0 Adlikon (ZH), le premier coup de pioche a \u00e9t\u00e9 donn\u00e9 pour la construction de 66 autres logements.<\/p>\n<p>Comme IMMOFONDS l'indique \u00e9galement, les immeubles du fonds arrivent de plus en plus souvent \u00e0 la fin de leur dur\u00e9e de vie \u00e9conomique et il faut envisager des constructions de remplacement. Au cours de l'exercice, le fonds a d\u00e9pens\u00e9 environ 6,5 millions de CHF pour des r\u00e9novations.<\/p>\n<p>Avec une fortune nette du fonds de 978,5 millions de CHF (ann\u00e9e pr\u00e9c\u00e9dente : 880,8 millions), la valeur d'inventaire par part a l\u00e9g\u00e8rement diminu\u00e9, passant de 304,70 \u00e0 304,00 CHF. Calcul\u00e9 sur la valeur nette d'inventaire \u00e0 fin juin 2015, le rendement en esp\u00e8ces s'\u00e9l\u00e8ve \u00e0 3,1 pour cent. Au cours de l'exercice, les investisseurs ont r\u00e9alis\u00e9 une performance de 16,8 pour cent avec des parts d'IMMOFONDS en cas de r\u00e9investissement de la distribution. Comme l'ann\u00e9e pr\u00e9c\u00e9dente, la distribution s'\u00e9l\u00e8ve \u00e0 13,50 CHF par part.<\/p>\n<p>IMMOFONDS a \u00e9t\u00e9 fond\u00e9 en 1955 et investit exclusivement dans des valeurs immobili\u00e8res suisses, en premier lieu dans des immeubles d'habitation situ\u00e9s dans des centres urbains et des agglom\u00e9rations. Le fonds d\u00e9tient actuellement 3.518 unit\u00e9s d'habitation dans 122 immeubles.
