Gr\u00e2ce aux revenus du World Trade Center, les revenus immobiliers ont augment\u00e9 de 5,6 pour cent \u00e0 44 millions, malgr\u00e9 la vente de deux immeubles de rapport au deuxi\u00e8me semestre de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p>Les fonds propres (au 30.06.2017) d'Intershop Holding s'\u00e9l\u00e8vent \u00e0 585 millions, soit 292 CHF par action, ce qui correspond \u00e0 un taux de fonds propres de 41,7 pour cent. Le rendement des fonds propres s'\u00e9l\u00e8ve \u00e0 10,1 pour cent.<\/p>\n<h2>Le portefeuille atteint une valeur de march\u00e9 d'environ 1,4 milliard d'euros<\/h2>\n<p>A la date de cl\u00f4ture du bilan, le portefeuille comprend 57 immeubles (y compris les projets de d\u00e9veloppement et de promotion) avec une surface locative d'environ 590.000 m\u00b2. Les revenus locatifs de la p\u00e9riode sous revue proviennent \u00e0 50 % des types d'utilisation bureaux et enseignement, \u00e0 30 % de l'artisanat et de la logistique, \u00e0 6 % du commerce de d\u00e9tail et de la restauration et \u00e0 14 % de l'habitat et du parking. La valeur de march\u00e9 des immeubles s'\u00e9l\u00e8ve \u00e0 1,36 milliard \u00e0 la fin de la p\u00e9riode sous revue, elle augmente marginalement de 0,1 million apr\u00e8s d\u00e9duction des investissements r\u00e9alis\u00e9s.<\/p>\n<p>Le portefeuille de rendement permet d'obtenir un rendement brut de 6,3 pour cent et un rendement net de 5,5 pour cent.<\/p>\n<p>Au cours de la p\u00e9riode sous revue, Intershop a vendu un petit immeuble commercial \u00e0 Winterthour. Avec la vente de deux places de parking souterraines, il en r\u00e9sulte un r\u00e9sultat de 1,1 million. Aucun achat suppl\u00e9mentaire n'a \u00e9t\u00e9 effectu\u00e9, l'entreprise ayant d\u00e9clar\u00e9 s'\u00eatre concentr\u00e9e sur le d\u00e9veloppement de son propre portefeuille et sur les nouvelles locations et les relocations. Le taux d'inoccupation \u00e9tait de 10,2 pour cent \u00e0 la date de r\u00e9f\u00e9rence.<\/p>\n<h2>Contrats de vente pour \"eden7\" certifi\u00e9s<\/h2>\n<p>Au cours de la p\u00e9riode sous revue, l'authentification de tous les contrats de vente pour les surfaces en propri\u00e9t\u00e9 par \u00e9tage du projet \"eden7\" a eu lieu, indique encore Intershop. Les travaux de construction de ce projet se sont d\u00e9roul\u00e9s comme pr\u00e9vu. Alors que la demande de permis de construire pour le site \"Albanteich-Promenade\" \u00e0 B\u00e2le a \u00e9t\u00e9 \u00e9labor\u00e9e, le plan d'am\u00e9nagement \"AuPark\" est toujours en cours d'examen par les autorit\u00e9s, selon les informations de l'entreprise. Les discussions avec le canton de Zurich concernant l'emplacement du \"Mittelschule Zimmerberg\" se poursuivent. Parall\u00e8lement, des travaux pr\u00e9paratoires sont notamment en cours pour la r\u00e9novation et la sur\u00e9l\u00e9vation de l'immeuble de la rue de Lausanne \u00e0 Gen\u00e8ve ainsi que pour la r\u00e9novation compl\u00e8te d'un b\u00e2timent sur la zone industrielle de Flurlingen.<\/p>\n<p>Intershop s'attend \u00e0 une l\u00e9g\u00e8re augmentation du taux d'inoccupation des immeubles de placement au second semestre, pour atteindre un ordre de grandeur proche de celui de l'ann\u00e9e pr\u00e9c\u00e9dente. <a href=\"https:\/\/www.immobilienbusiness.ch\/fr\/intershop-reingewinn-von-fast-60-millionen-chf\/\">Au cours de l'exercice 2016, Intershop avait annonc\u00e9 un taux d'inoccupation de 11,3 %. <\/a><\/p>\n<p>La SA immobili\u00e8re pr\u00e9voit que les revenus des immeubles d'habitation continueront \u00e0 diminuer l\u00e9g\u00e8rement en raison de la baisse du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence, mais aussi les frais de financement suite aux mesures de restructuration d\u00e9j\u00e0 prises.
