Le b\u00e9n\u00e9fice consolid\u00e9 (\u00e9galement sans effet de r\u00e9\u00e9valuation) a m\u00eame progress\u00e9 de 27,1 pour cent \u00e0 6,4 millions. En revanche, en tenant compte des r\u00e9\u00e9valuations des immeubles, le r\u00e9sultat consolid\u00e9 de Warteck Invest s'est \u00e9lev\u00e9 \u00e0 6,6 millions (-5,6 % par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente). Avec 678,2 millions, la nouvelle valeur de march\u00e9 du portefeuille immobilier est d\u00e9sormais sup\u00e9rieure de 1,6 pour cent \u00e0 la valeur de fin 2016 et de 11,5 pour cent \u00e0 celle du premier semestre de l'ann\u00e9e pr\u00e9c\u00e9dente.<\/p>\n<p><strong>Les rendements ont l\u00e9g\u00e8rement baiss\u00e9<\/strong><\/p>\n<p>Selon l'entreprise, les projets de construction de deux immeubles d'habitation \u00e0 Wil (SG) et Erlinsbach (SO), lanc\u00e9s en 2016, continuent d'avancer comme pr\u00e9vu. Durant la p\u00e9riode sous revue, la r\u00e9novation compl\u00e8te de l'immeuble d'habitation de Rudolfstetten (AG) a \u00e9galement d\u00e9but\u00e9. Les investissements dans les projets de construction et dans le parc immobilier existant, ainsi que l'achat d'un petit terrain \u00e0 Weinfelden (TG), ont permis d'\u00e9largir le portefeuille immobilier.<\/p>\n<p>Le rendement brut des immeubles de placement (loyers th\u00e9oriques par rapport \u00e0 la valeur du march\u00e9) s'est \u00e9lev\u00e9 \u00e0 5,0 pour cent au premier semestre (ann\u00e9e pr\u00e9c\u00e9dente : 5,1). Le rendement net (rendement brut moins les vacances, les pertes sur d\u00e9biteurs, les frais d'exploitation et d'entretien) a baiss\u00e9 par rapport \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente \u00e0 4,2 (4,3) pour cent. La performance (rendement net plus r\u00e9sultat de la r\u00e9\u00e9valuation) a atteint 4,3 (4,5) pour cent.<\/p>\n<p>Durant la p\u00e9riode sous revue, la demande de placements immobiliers indirects s'est maintenue, \u00e9crit Warteck Invest. Le cours de l'action a augment\u00e9 de pr\u00e8s de sept pour cent depuis le d\u00e9but de l'ann\u00e9e pour atteindre 1 954 CHF \u00e0 la date de r\u00e9f\u00e9rence. Avec la distribution des r\u00e9serves issues d'apports en capital de 68 CHF par action nominative, il en r\u00e9sulte un rendement global positif de 10,7 pour cent pour le premier semestre 2017.<\/p>\n<p><strong>Le d\u00e9fi d'un taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence historiquement bas<\/strong><\/p>\n<p>Les revenus locatifs th\u00e9oriques ont augment\u00e9 de 10,3 pour cent au cours de la p\u00e9riode de r\u00e9f\u00e9rence pour atteindre 16,2 millions (14,7). Selon les indications de l'entreprise, cette nette augmentation est due \u00e0 des acquisitions et \u00e0 l'ach\u00e8vement de deux projets au cours du deuxi\u00e8me semestre de l'ann\u00e9e pr\u00e9c\u00e9dente. Avec un taux de 3,8 pour cent, les locaux vacants ont certes \u00e9volu\u00e9 l\u00e9g\u00e8rement au-dessus de la p\u00e9riode de comparaison (3,5 %), mais ont pu \u00eatre \u00e0 nouveau r\u00e9duits par rapport \u00e0 l'ensemble de l'ann\u00e9e 2016 (4,2 %). En cons\u00e9quence, les revenus locatifs r\u00e9els se sont \u00e9lev\u00e9s \u00e0 15,6 millions, soit 9,9 % de plus que l'ann\u00e9e pr\u00e9c\u00e9dente (14,2 millions).<\/p>\n<p>L'\u00e9volution du taux d'int\u00e9r\u00eat de r\u00e9f\u00e9rence constitue un d\u00e9fi dans le domaine du logement, \u00e9crit Warteck Invest. Le niveau historiquement bas du taux d'int\u00e9r\u00eat g\u00e9n\u00e8re \"une pression correspondante sur les loyers des logements\". Malgr\u00e9 les d\u00e9fis du march\u00e9, les r\u00e9centes acquisitions devraient permettre d'augmenter les revenus locatifs d\u00e8s le deuxi\u00e8me semestre 2017, peut-on lire dans le rapport
