Dans le canton de Thurgovie, les loyers restent inchang\u00e9s par rapport au mois pr\u00e9c\u00e9dent. Dans les cantons de Lucerne (-0,17%), d'Argovie (-0,45%), du Tessin (-0,19%), de Gen\u00e8ve et de Vaud (-0,24%), une baisse des loyers a \u00e9t\u00e9 enregistr\u00e9e.<\/p>\n<p>Comme l'indiquent Homegate et la Banque cantonale de Zurich (ZKB), les loyers en Suisse ont atteint leur plus haut niveau au printemps 2016. Jusqu'\u00e0 l'\u00e9t\u00e9 2016, les loyers auraient nettement baiss\u00e9, puis se seraient stabilis\u00e9s au second semestre de l'ann\u00e9e derni\u00e8re. Les analystes n'interpr\u00e8tent toutefois ce mouvement lat\u00e9ral que comme une \"pause pour reprendre son souffle sur la voie de la baisse\" : Au premier semestre 2017, la tendance est \u00e0 nouveau \u00e0 la baisse. Dans l'ensemble de la Suisse, le recul des loyers de janvier \u00e0 juin 2017 est de -0,4 %.<\/p>\n<h2>Moins d'immigration, forte activit\u00e9 de construction<\/h2>\n<p>Au premier semestre 2017, l'immigration en provenance de l'\u00e9tranger a nettement diminu\u00e9. Selon les donn\u00e9es de l'Office f\u00e9d\u00e9ral des migrations, l'immigration nette s'est \u00e9lev\u00e9e \u00e0 25 500 personnes, soit douze pour cent de moins que l'ann\u00e9e pr\u00e9c\u00e9dente. Il s'agit d\u00e9j\u00e0 du deuxi\u00e8me recul cons\u00e9cutif. Au premier semestre 2015, l'immigration nette \u00e9tait encore de 30.200 personnes.<\/p>\n<p>Du c\u00f4t\u00e9 de l'offre, aucun ralentissement n'est \u00e0 signaler, selon Homegate et ZKB : le nombre de demandes de permis de construire pour de nouveaux logements permet de conclure \u00e0 une activit\u00e9 de construction toujours \u00e9lev\u00e9e. Au premier semestre 2017, tant les permis de construire que les demandes de permis de construire pour des logements \u00e9taient certes l\u00e9g\u00e8rement inf\u00e9rieurs \u00e0 l'ann\u00e9e pr\u00e9c\u00e9dente, mais toujours \u00e0 un niveau historiquement \u00e9lev\u00e9. En raison de la p\u00e9nurie de placements, l'activit\u00e9 de construction continue de se d\u00e9placer des logements en propri\u00e9t\u00e9 vers les logements en location. L'offre augmente donc sur le march\u00e9 de la location, ce qui accro\u00eet la pression sur les loyers.
