Les d\u00e9s\u00e9quilibres sur le march\u00e9 des logements en propri\u00e9t\u00e9 n'ont plus augment\u00e9 depuis plusieurs trimestres, \u00e9crit l'UBS.<\/p>\n<p>L'indice a \u00e9t\u00e9 soutenu par l'indicateur des prix d'achat et de location, qui a encore atteint un niveau record au deuxi\u00e8me trimestre 2017. La demande d'investissement dans l'immobilier r\u00e9sidentiel est \u00e9galement rest\u00e9e \u00e9lev\u00e9e. En revanche, la croissance relativement mod\u00e9r\u00e9e de l'encours des hypoth\u00e8ques des m\u00e9nages, dans un contexte de l\u00e9g\u00e8re am\u00e9lioration de la conjoncture, a eu un effet mod\u00e9rateur. En comparaison trimestrielle, on a \u00e9galement observ\u00e9 pour la deuxi\u00e8me fois cons\u00e9cutive un l\u00e9ger recul des prix des logements en propri\u00e9t\u00e9 corrig\u00e9s de l'inflation.<\/p>\n<p><strong>Loyers des logements propos\u00e9s inf\u00e9rieurs au niveau de 2014<\/strong><\/p>\n<p>Depuis 2014, les prix d'achat des logements en propri\u00e9t\u00e9 ont augment\u00e9 sans interruption plus fortement que les loyers du march\u00e9. Cet \u00e9cart entre le march\u00e9 de la propri\u00e9t\u00e9 et celui de la location a continu\u00e9 \u00e0 se creuser au cours du dernier trimestre. Toutefois, cela est moins d\u00fb \u00e0 un boom du march\u00e9 de l'immobilier qu'\u00e0 une baisse continue des loyers, analyse l'UBS. Les loyers du march\u00e9 pour les nouvelles locations et les relocations seraient d\u00e9sormais inf\u00e9rieurs au niveau de d\u00e9but 2014.<\/p>\n<p>Les permis de construire ne laissent toutefois pas pr\u00e9sager un recul de l'activit\u00e9 de construction de logements, poursuit le communiqu\u00e9. Pour l'ensemble de l'ann\u00e9e, le Chief Investment Office Wealth Management d'UBS s'attend \u00e0 ce que l'activit\u00e9 de construction soit \u00e0 nouveau trop \u00e9lev\u00e9e par rapport \u00e0 la demande, avec pr\u00e8s de 50 000 unit\u00e9s de logement. Les loyers devraient donc continuer \u00e0 baisser, selon les pr\u00e9visions.<\/p>\n<p><strong>Les risques de march\u00e9 ont baiss\u00e9 sur le lac L\u00e9man - l'Oberland zurichois redevient une r\u00e9gion dangereuse<\/strong><\/p>\n<p>Apr\u00e8s une correction des prix d'environ 10 pour cent au cours des trois derni\u00e8res ann\u00e9es, les r\u00e9gions \u00e9conomiques de Gen\u00e8ve et de Nyon ne font plus partie des r\u00e9gions \u00e0 risque. M\u00eame en moyenne sur dix ans, les taux d'augmentation des prix sont d\u00e9sormais inf\u00e9rieurs \u00e0 la valeur m\u00e9diane de toutes les r\u00e9gions \u00e9conomiques suisses. En revanche, l'Oberland zurichois fait \u00e0 nouveau partie des r\u00e9gions \u00e0 risques.
